 Tenant not paying and no reply

For me, I always buy condo as investment properties as oppose to house.

Why?

Because whenever tenant don't pay, I can block access card.

Blocking their TNB and water bill, may cause issues, as tenant has right to access, they can sue you.

once the tenant felt it, macam 1st warning, he knows landlord will do the next step: electricity and water cut.
