not to mention other developer

and you think bukit jalil not over supply yet?

there are always water fish to make up of the supply

Got LRT, MRT, highway, shopping mall, University, office. hospital, international school, public park, senior wellness center, masjid, indian temple,

Actually suffering already , ayanna 50 % unsold , veladaz 20% unsold, flora 30% , maple also 30+% , can see all demand slow down

Surprisingly kingswood only 20% unsold, i think alot of young generation buy small unit

cuz kingswoodz is branded for investment

the rest many are going with ownstay concept

when comes to investment is up to how agent blow the return

as i say there are many oversupply of properties but at the same time many water fish

my bukit jalil property is already facing challenge in renting out timely

Too many highrises on town, and more to come. Kingswoodz mainly small units and BJ is consider Exsim's stronghold, but if still got 20% left the impact is coming to them as they have a lot of construction projects at one go and few phases to launch near Kingswoodz. I dislike Maple exact location but I think this project better than Kingswoodz as Maple is part of the mixed commercial development.

I thought Flora has less than 30% cz always a lot visitors but I think Flora only competing with Ayanna, one is actual location near BJ but not really BJ, while another seems located at old Kinrara.

Veladaz such location can sell 80% also consider super results dy, but bankers always mentioned their projects a lot submissions with lot rejections. Quite surprise how they converted the sales as they not like que to buy.

I check from kpkt website, should be quite accurate, sometimes developer and sales team like to blow lol, ya actually exsim result is good , i assume sold 80% they can open another new project , thats y they dare to launch ?

KPKT, I actually unsure bcz some claimed it was delayed and some said small developer can play around with it. If old days, the developer we mentioned marked the units as sold to the directors first (no payment) and later re-sell back to purchasers if the latter loan is approved.

Basically most of the prime place is definitely pack and traffic crazy
Look at PJ, Bukit Jalil, KL City, Old Klang Road, Cheras... u name it...
