Tenancies - Easiest Debt Recovery?, Sdn Bhd, enterprise, partnership

When renting out shoplots for commercial purposes, there will always be tenants whose business will fail & there will be arrears of rent and unpaid utilities, reinstatement costs/expenses etc.
What's your experience in terms of debt recovery? Is it easier/more effective to recover from tenants who are sole proprietors/enterprise, partnerships, or sdn bhd?
Do you have better recovery if you had insisted on a personal guarantee in the case of limited partnerships and sdn bhd?

the easiest way is to let this matter handle by 3rd party, e.g. tenant management agent or debt collector, guarantee will recover, but pay expensive fee
do it by ourselves will never be easy comes to debt recovery matter, no matter via the legal way or illegal way

Minimum 4 mths deposit, ideal is 6 mths.
Cannot hati lembut on this.
Utilities bill, if changed to tenant's name, no issue.
But if not, landlord kena monitor the bill payment situation.
