Pro : commercial shoplot are easier to managed than residential property because you don't have furnish or renovate anything instead let out on bare unit conditions compared to residential you may need to furnish it at your own cost . Another thing is for commercial shoplot landlord are easier to ask for rental increment provided if your shoplot area are hot & mature enough and those tenant will always willing pay for it.

Cons : need very strong holding power as you never know when is your shoplot will become hot & mature area furthermore need to very be careful on choosing your tenant because an wrong tenant mix will affected your shoplot whole life in the area. Always choose the unit with good access & main road exposure unit only if possible to attract an good anchor tenant
