As per the title any new VP or upcoming commercial shoplot property good to invest in? Looking for a budget around 1.5m double storey shoplot.

What's the pros and cons for commercial property and residential property?

Pro : commercial shoplot are easier to managed than residential property because you don't have furnish or renovate anything instead let out on bare unit conditions compared to residential you may need to furnish it at your own cost . Another thing is for commercial shoplot landlord are easier to ask for rental increment provided if your shoplot area are hot & mature enough and those tenant will always willing pay for it.

Cons : need very strong holding power as you never know when is your shoplot will become hot & mature area furthermore need to very be careful on choosing your tenant because an wrong tenant mix will affected your shoplot whole life in the area. Always choose the unit with good access & main road exposure unit only if possible to attract an good anchor tenant

Nice to invest one I will recommend kundang, Rawang. Developing area...

ROI 6-7%,
Ready tenant (Don't need to head crack when shoplot VP). Got tenant ready to rent once VP...
Very matured area+ developing.

Price from RM 999K to own an individual title 2 storey shoplot 20' x 70'

No sweet talk to you but show you fact and data.

Inner row will also eventually generate income and bring crowd.

Access is very important for the Shoplot. ....

It seems a shop lot in Taman Klang utama, bank valued RM 1m and vendor is willing to let go at RM 650k.
