New condo normally zero downpayment, and other legal fee and stamp duty etc also free or partially "absorb" by developer. Besides, most new condo are partial furnished, so basically kitchen cabinet is ready, toilet also in good condition, wardrobe also provided , some is just masterroom , some is all rooms, and air cond all ready, nornally just very minor renovation needed, unless you want to renovate like the richman or influencer house.
For subsales landed, downpayment needed , all legal fee and stamp duty needed, for repair only maybe 20k already gone , and normally the tiles also not in good condition, change new tiles or putting vinyl flooring already 40k at least , painting whole house around 10k min, kitcken cabinet also need to change, budget budget do the 6ft size also around 6k, security door is change front and back around 6k, and any other cost such as kitchen extension, car porch and awning redo, toilet retile , autogate etc not yet included. If included furniture, 100 k also not enough.
If want to prepare the cash for purchasing and renovation a 700k subsales landed, at least need to get 200 to 250k cash on hand. I know that is some banks can offer full loan for 1st house buyer, some is higher interest rate, some have limit of the housing price
Normally 700k subsales in subang jaya hardly to find a ready move in unit, that time i do view an unit in USJ 3, size should be 20 x 60 renovated, want to direct move in also no issue because everything still in good condition, maybe just repaint and furniture, owner want to sell @ 890k and i think the house sold out within 3 months because it delisted from the agent after few weeks i viewed.
