Investment Riang’D Eco Majestic Semenyih, worth to buy?, RM369k onwards for 1,000sqf

RM369k, 1,000sf & 3 Room 2 Bath.

Riang D' Eco Majestic - Duduk ECOWORLD
Freehold

- 2 covered carpark
- Walking distance to Jaya Grocer, Mr. DIY, Starbucks Reserve, etc
- Semi furnished (got AC, water heater and some other stuff)
- cash back about 2-5%
- RM240ish monthly maintenance including sinking fee
- Residential title (down got shop lots tho)

Is it worth it for investment purpose? Is the price ok or too high? The shoplots around that area quite happening tho got empty lots, i foresee more uptake soon. All walking distance. Plus very close to highway.

For own stay i notice got many people work in KL but don’t mind travelling from Semenyih or even Sendayan (especially if landed, not sure about condo), but the rental market in Semenyih is it good?

Do advise.

Why buy in such a remote area? Can get apartments in KL/PJ for about the same price with better rental returns and capital appreciation ?

Stay ulu placeshould just buy landed. Condo no resale value and low rental returns.

It’s not that they don’t mind, but they have already bought a landed at such an outskirt area and they have to live with it.

If it’s a condo, chances are they will just rent it out and the target market may not be ideal (foreigners, factory workers).

No one in their right mind will rent a condo at outskirts and travel to kl daily.

In short skip this lah. For 400k you can buy a much better condo in KL. Condo with better ROI and capital appreciation

Developer sure very like this kind of shui yu like you, common sense la, 400k dont buy kl but buy in semenyih. 400k you buy a condo at semenyih you are a developer‘s tools just help the landed owner over their increase their property value only

TS confirm not familiar with Semenyih. This RIANG is just outside of my house. If you drive to swan roundabout you can see a huge construction site, there are 3 blocks of RSKU under construction, and will be finished built by 2026, heard over 2000 units, each only cost 250k. So this RIANG also over 1000 units, 3000 units of condos in such small area.

So do you think rental mkt will be good in future? Not just in majestic, 10 km away, along Jalan Broga, there are massive housing project under construction, got sempurna height, Mutiara hill, eco forest, and country garden, plus Mah Sing also will be launching soon.

But if you have limited budget, can buy for own stay, not encourage for investment.

If you have enough budget, just buy the landed house from EW. My house almost got relatives visit every mth, all complaint far but don know why keep asking my wife can come or not, lol

Yea true but Any suggestions?

i came across an Exim project in bukit jalil, Kingswoodz tapi RM390-410k for 463sqf at 42 cent maintenance. It’s very near Pavilion and walking to awan besar lrt. I guess the rates is due to this. There’s a tech hub that’s supposedly going to come up very near by, government has green lit the project.

The traffic is bad at that area especially on weekends. I’ll try to avoid big shopping malls if possible. And how often do u plan to go to Pavilion? I’m sure there are better alternatie options out there.

Omg never thought Bukit jalil can be so valuable nowadays, over RM800 per sqf. And what can do with 463 sqf?

Unfurnished Apartment (but with light and Fan) =RM 750
Fully furnished = RM1200

To be safe, i will go for the TOD project (near to MRT) but no right or wrong in investment, see any future growth in that area.

People willing to travel that far to work in KL...provided its landed or the rent is cheap...so..how much your target rent is...?

thanks for the reference images. It’ll take time for the market to scale to reach the premium amount. Definitely have to set rental at around 1200 or so ikut the area otherwise no one

It is right next to Jaya, so good for own stay, but personally think here is still for landed, not so suitable for investment. Not to say the 2k units RSKU in front of Swan roundabout which is under construction now.

The chicken feeds processing plant is just right beside this project.

rent out then ok
for own stay, then check whether u can withstand this foul smell middle of the night & early morning or not.

To be honest, for own stay is fine. For flip/investment, dont think about it.
Not worth. Your rental cant match monthly installment and maintenance fee.

Never listen to agent. Their kpi is to sell. The rest is ur problem. Ok bye.
