 Is lakeside residence safe?

Just like to get some advice, with our recent climate changes, is it safe to buy a house with a lake? Something like Puchong lakeside residence for example.

Malaysia flooding mainly due to poor drainage right?
Usually lake won't overflow?

Lake is fine. River overflow is causing flood. So don't buy house near river.

Main problem with our flooding is the drainage system getting clogged and tat will cause everything to overflow.

Even then about every 10 or 20 years we will still get severe flooding due to El Nino / La Nina.

Buy elevated properties will be much safer from flood but you will have to contend with another problem - landslide.

Depends on what type of lake is that.

Is that is just a natural lake or a flood retention pond.

if natural lake then the risk of bursting its bank is low; but if its a flood retention pond... better keep sampan standby at house.

Hopefully there are no limestone karsts under the lake, or any fish die-offs due to pollution. I'd rather opt for a house on a gentle/moderate slope away from lakes and rivers.

I stayed in lakeside residences for the past 5 years (High rise only though). Nice view but aside from that nothing special.

google and you will see quite a number of lakes experiencing this.

Wun flood, their security also quite tight. Currently the road leading to and away from the project is in bqd condition as many lorries coming in and out. I know the RA there.

who say lake will not over flow?

if the property is 2m higher then the lake, then no worry can buy.

Lake can overflow
Just like yr2022 @ 2021, whole klg flood

FYI, the lakes in the property have overflow pumps, if water too high, it get diverted to nearby bigger lake where all the water from LDP gets drained to. However, due to maintenance not scheduled properly, high risk of pumps failing, so floods can happen like in KL and other surrounding areas in Puchong except for Puteri which is hillside.

So is Sunway Lagoon and all the properties surrounding that area. So far have not heard those places been flooded seriously.
