im staying in JB. i've also tried buying a unit at mutiara rini. can confirm, it is hot stuff. i came late so the only units available are on the outskirts of the township and price already quite high so i decided not to proceed.

your data is probably just on the latest phase. they got many many phases. the best locations all fully sold.

heavily dependent on singapore.
houses now are being bought up quickly by people working in singapore.
a lot of new developments in the area. quite nice also. nicest is probably eco botanic but the EB price is already premium compared to other townships in the area.

if more singaporean companies set up facilities in gerbang nusajaya, pretty sure property prices will continue to grow here. BUT... i doubt it will be a sudden boom. more likely a slow burn as 1-by-1 new companies set up.

there is a risk if another PKP starts. but that is unlikely. the proximity to singapore will continue to be a selling point so long as singapore continues to grow.

yes, the new phase houses are across the road from the current shop lots but I saw there are also new shop lots on the new phase side as well. i imagine that side will be quite popular too.
