developer build housing with overinflated price > setup property sub agency company > use agents to buy up /register property > publish news say 100% sold > months later partition living room and kitchen area, rent out at exorbitant prices while looking for willing buyer

Upon checking the website, the actually sold with loan confirmation is only 30%.

The rest owner might be just "register" first but not actually proceed or still in the loan proceeding, but 30% is quite a scary number also judging by the price. The database is still not the latest, need to wait next month for the actual data to update in the database.

i also staying in JB. my friend buy a 1m cluster house in Setia Tropika last year. Need to go there queue at 3am. Manage to get a unit. Those that come queue at 6am all makan sendiri don't get anything.

Another friend queue for this year's launch there. 1am go queue. 4th person. when open door see so many units kena marked. the sales people say bought by internal staff. she rage kaw kaw in FB.

JB landed property really like hotcakes now.

If I'm not wrong a lot of the purchaser are actually aim for Hospital Sultanah Aminah 2, which will be built near to the area. Good for their elderly folks and the retirees.

Since your are in JB, may i know in your view on Gerbang Nusajaya towship?

heavily dependent on singapore.
houses now are being bought up quickly by people working in singapore.
a lot of new developments in the area. quite nice also. nicest is probably eco botanic but the EB price is already premium compared to other townships in the area.

if more singaporean companies set up facilities in gerbang nusajaya, pretty sure property prices will continue to grow here. BUT... i doubt it will be a sudden boom. more likely a slow burn as 1-by-1 new companies set up.

johor property is targeting those who earn x3.5

880k, 10% down payment, 30 years loan period, monthly rm3.5k here, but its only 1k sgd, even all F spm graduate cross bridge do cleaner or buang sampah also can afford

thats the power of conversion rate

if you can afford 3 landed in Austin (assumed its current price), its more worth to buy 1 condo in SG to be honest.
Unless she bought it like 8-10 years ago then that time around 400-500k, now all nearing 700-1m.

Problem is only the old phase is easily accessible to the shops by foot. They have a separate side gate access to the shops/mall. The other new phases all need to drive.

But prices already sky high.

At Taman Mutiara Rini, you can take routes through Taman Sri Orkid and Taman Skudai Baru to reach the SJK (C ) Kuo Kuang 1 on Jalan Skudai.



Then you can go to JB custom.


If you avoid traveling between 7 AM - 9 AM or 5 PM - 7 PM, the roads of Taman Mutiara rini are usually not congested.

Today 100% "sold". 2 weeks, 2 months or even 6 months later miraculously "someone" will have their loan rejected and then units are available again.

Yes, you are right. A 20x70 DST yr2004 cost there about 200k (terbau side)

On the ballpark current going for 20x70 2004 subsale is at 600-650k

Back then 200k is consider expensive. 20 x 70 is very small IMO. 22 x 70 will be easier to park 2 cars

Damn earning 400k in the span of 20 years should owner choose to sell is very handsome profit. But then again if you sell and want to buy new one will be too expensive everywhere
