Renovations Should I do duel key?

Hi everyone, My 1st property will VP in this year Q4.

Right now, I'm not sure I need to do for the duel key or not.

Property: Sunway Velocity 2 Type D
VP: Q4

Budget: 5 to 7% for renovation and furniture

Also, does my budget enough for this property? or I must put 10% of my purchase price?

Hope to get some idea. Thank you so much

dual key always can get better rental rate than normal full unit rental. proven and certified for dual key properties in KL... but for your case, car park maybe an issue for the studio stayer..

Resounding yes for dual key in Velocity for investment. The return will be there and there is versatility to retain a component as your city pad later on if you want.

I mentioned 10% as a rule of thumb, it’s not hard and fast. You probably will get close to this figure anyway by doing dual key type reno as you need to erect a partition and do a small kitchenette for the studio. Get quotes to be sure.

This development is worth the equity you sink in. Congrats.

Studio type furnished - 1900

1 bedroom fully furnished - 2350

2 bedroom fully furnished - 2800

3 bedroom fully furnished - 3800 ? doh.gif


Studio + 2 bedroom rental = RM1900 + RM2800 = RM4700


Even if you are not renting out the place, one of it can be your own stay unit. I would say go for it.

1st prop, sure burst whatever budget you pre set, so make sure you hold to your cap firmly.

5 is too low for a dual key. Budget 7, cap at 10.

Tips - Allow yourself more time for pricing surveys and cooling period for after-thoughts before deciding each.

Zero abortive cost.

My own experience with a condo in the city center. I did dual key. Yes, the returns are much better and easier to get tenant. My unit was one of the bigger ones and not so many tenants wanted the big units. After i did dual key, demand better.

This is Velocity 2 and brand new. The new toilet smell carries a premium. Can possibly even be higher if PRCs are travelling in full force.
