hi all experienced landlord,

im first time landlord here. I read a lot about tenants from hell. certain cases need to make police report, do not pay utility bills, destroyed properties etc etc....

my situation just started, keep delayed and did not pay rental. messaged and called ady but the tenant keep giving excuses and not replying me.

how you guys deal with it? just follow the agreement? cut water and electric bills?

haih.... why becoming a landlord always need to prepare to go makes police report.

what is your agent doing? why did u not approach them first?

Yrs, just follow the agreement to cut water and electricity, but give warning (show proof on whatsapp, or take picture from this warning letter attach on the door with date on the picture) first before really doing it.
But make sure your agreement already stated that tenant will bear the re-connection fees.

You try to scare tenant to cut water and electricity first

In the worst case, scare the tenant first you will sue the tenant to housing tribunal but without a lawyer.

But talk to your tenant nicely first. Sometimes people really do not have money to pay..

What action you can take is all depending on how your tenant agreed to sign the agreement.

Some landlord even use chain or lock to lock the door entrance.

If follow right law procedure, you need to apply court order to evacuate the tenant

please do not go and lock the door. remember there is one can, a grab driver was found dead in side of a part in shah alam after the landlord locked him out.

make police report and paste the police report in front of the door and make a copy to MC..
