You do know that the price of new projects already bundle all these fees + profit taking into their selling price yea. That’s why it’s almost always more expensive than the existing units in the area not to mention increased construction costs nowadays.

Your big name developers who are listed and have a reputation to uphold will probably be the most consistent. Occasional first time developers with something to prove may hit a home run on their first few projects as they don’t dare to price too high. But there’s big risks with them as well.

Good reputation developer is important, at least they will appoint reputable main contractors for their projects…my personal experience HapSeng not bad.

I think more appropriately we should look at their after sales care (defect correction) and also do they deliver the final product as stipulated or even exceed expectations. Did they cheap out or short change buyers? No unit will be 100% on on VP. There should be some nuance to the overall VP experience.

I completely agree — evaluating developers solely on the initial build isn’t enough. The real measure of quality comes from how they handle post-delivery support, resolve defects, and maintain trust through consistent communication.

This is the answer. But to add:

All developers appoint a Main Con to build, so it depends on the their tender award criteria, safety, quality, min standards etc.

But a developer with a strong brand, good reputation and solid financial strength has more to lose with Post VP issues. Ultimately these developers will try to resolve issues as fast as possible.

Depends on the appointed contractor… these days I think just hire those professionals to do defect checking and submit the report to developer to rectify…

CPI land… kanasai tiles fall off the kitchen wall… but after warranty period.

The sale is the culmination of over two years of legal disputes and financial impasse between the project owner, KSK Land Sdn Bhd, and its main contractor, GDB Holdings Bhd (KL:GDB). The development's listing for sale marks a disappointing conclusion to what was once a highly touted property debut for KSK Group.

KSK Group — formerly known as Kurnia Asia Bhd — sold its Malaysian insurance arm, Kurnia Insurans (Malaysia) Bhd, to AmG Insurance Bhd for RM1.63 billion in 2012. The group was subsequently delisted in November 2013 after major shareholders privatised the company.

Under the leadership of executive chairman and founder Tan Sri Kua Sian Kooi, KSK Group then rebranded its overseas operations before entering the property development.

By 2019, the former insurance salesman who never attended university was the country’s 35th richest man, with a net worth of US$420 million.

KSK Group’s property venture began in 2013 when its property arm, KSK Land, launched 8 Conlay in November 2015. The project was promoted as an integrated development featuring what was touted as the world’s tallest twisted twin-tower residences.

Situated on a 3.65-acre parcel of freehold land along Jalan Conlay, adjacent to the bustling Bukit Bintang district, the development was planned to be a mixed-use commercial venture, comprising a 61-storey Tower A, a 56-storey Tower B, a 72-storey Tower C, a 10-storey podium for retail and amenities, and five levels of basement parking.

However, the project soon became mired in a protracted legal battle between KSK Land's unit and its main contractor, GDB, leading to construction delays and eventual receivership.

I am feeling quite confident with UEM Sunrise. See end result. They also same, say no give conceal aircon and drain point, but after much feedback from owners in the end say give. Budget product not high end MK.

Not sure why this aircon conceal so hard to give these days.
