Hi all wanted to ask, does JMB have authority to set amount for car park rental in the condo? Recently in my condo, JMB had an AGM and came out with circular saying amount to rent car park is RM150 per month for common car park area which is quite low..

I was planning to rent around RM250 for my car park but the lessee said only 150 and if I were to quote more he won't accept and report me to JMB..like is JMB even authorised to do this? Parking belongs to owner right so owner should set a price and not JMB?

Anyone facing similar issues in other condos?

The main question is, if u rent rm250, what the jmb gonna do on u?

you need to follow JMB lah.

Pay your maintenance, join the JMB. Later days, do MOT, join the MC.

Personal car park..in my condo those above certain floor got basement car park....renter is also owner there

The parking lot that you own is belongs to you. you can rent it out at whatever price that you like.

The RM150 lots that the JMB are renting out are those extra common area parking lots. Normally it is use to generate extra income for the sinking fund or topup to the maintenance fund.
You can always join the AGM and propose to raise the parking lot rent fee to RM250.

JMB can rent their common/visitor parking how much they like. You can rent your own parking how much you like. JMB cant dictate how much you can rent your own parking…

If your tenant doesnt wanna pay RM250, can go rent from management office directly for RM150.

Dont worry, your tenant has no power over your own parking lot rental price.

If your tenant threaten to report you I will suggest you to increase the rental to RM300 to challenge him …

well, you don't do contract/agreement with the person who rent.

JMB/MC can ban no personal car park rental is allow if they want.

Or you plan to create security loophole.

the RM150 is what u paid, how much u rent out is your issue

but the place i park my car RM50/month already people just park side of the road
RM250...who's renting from you?

Ok finally get your point. The renter knows about common area parking RM150 low rent so he’s using this to tekan you. I think the problem is with the renter

Yup with this law, JMB has created an unfair situation for basement car park owners. Those that don't utilise it having issues to rent because keep getting tekan..

Some just rent at 150 to prevent being idle..before this no issue can get up to 250

many owner don't know car park is not directly under his name/ownership, it is appendix to the parcel, and it is still a common area.

in real world, yes, the car park still consider yours, but not so much in terms of law.

how he can properly sub-lease his car park? by law.
