Investment RM437k condo @ 474sqf in Kingswoodz Bukit Jalil?, Purchase for investment, good idea?

Property by Exim

Close to Pavilion Bukit Jalil & LRT Awan Besar station. Covered walkway to LRT.

Plan is for investment either rental or Airbnb. Agent says that area can fetch about RM1800 rental, is that true? I hear the traffic jam is massive and can risk oversupply in that area. But then there's close proximity to highways, amenities and public transport, so would that counter the oversupply or traffic? From another thread I read that the price per sqft is quite high at about RM900 per sqft but isn't that normal already over there?

Not sure if freehold or LH, and also about the parking - waiting for agent to update.

From my checking, i think this condo is the closest to an lrt station in BJ.

What are your suggestions? Is this a good move? Or are there better options for the same price range?

Avoid it... A condo selling over rm100/sf at Bkt Jalil?

Closest to the LRT means also closest to the low cost flats nearby.

These developers are getting greedy.

And yes, that place is jam as there are many condos surrounding the area.

I think you answered your question. What can you buy with 900 psf? Actually that’s most places in KV and certainly subsale in blue chip areas. The question is do you see value at that price in Bukit Jalil when you have so many other alternatives?

The land is kinda big... If other corner, means LRT station little far away.... Not like 250m... Could be 1km 🤪

Also I heard 3 towers this place, tapi no idea how many units yet. Another blog mentioned could be 1600 units.

900 per sqft is really on the high side, but thats expected cause PBJ is really a nice place, with a lot of people every weekend.

You go from almost 1k psf property to rumah Selangor. Work out your affordability and what you want out of the property.

All I’ll say is this - I will only pay close to 1k psf for properties which can attract expats or is an old established monied address. You are paying for the increased costs in materials + labour due to Covid. I think there’s a lot of units around the area maybe 200 psf cheaper.

Definitely not worth it this pricer with this density there are still have many better choice in KV area (mont kiara,dutamas,pudu maluri) with low density and more closer KL city center

Lyn has the most balanced views of KV properties amongst multiple discussion websites. Potential buyers should read.

It's not surprised after x years owners will complain the same thing here. Then you may tell him why didn't he/she read your posts x years ago.

People just complain that you’re being negative. When in actuality a single sarcastic comment is a distillation of the state of the economy, the political scene and the free market reality. I wish such a thing as a buyer’s agent existed which is a fee service with no conflict of interest for people wishing to buy property. Our market is all purely on the sell side.

250k can bring 1.2k rental in Cyberjaya, why want to invest 440k for 1.8k property in BJ. And most important question, do u think u able to dispose in future?

Pavi BJ condos dont count because that is 50m from pbj mall.
