This part "sister development" is something new.. no wonder they will build a new experience gallery there.. There are pro-cons to detach Gardens Park from Gamuda Gardens.. If GP can be a standalone development, why not ya..

Could be the land directly next to GG not available for sale , I wonder what the park connector means. Covered walkway?

you're quite spot on about the land directly next to GG.. yes, it's Taman Desa Kundang.. a quite isolated taman that is next to the hilly farmland(on its right side).. look at the map.. any road to GP from GG will have to cut into public roads..
the park connector was supposedly be a nice road(for cars) linking both GP and GG from Illaria side onwards.. it's still a pending project and i've no idea how Gamuda is going to do that..

The connection is as per pic. The new access from GG to GP is very close to D Laman Kundang

There must be some catalyst for buyers for this Gardens Park which is in a more remote space in Kundang. Very steep price from 775k and above for a 20 60. For this to take off, Gardens Square must take off in 2025. The park connectors need to be up to link GP and GG.

Anyway heard GG will be revising the price downwards slightly for June launch. I suppose its due to the soft times and the response for the soft launch last year. Lets see.

But im glad that GG bought over the land which Gardens Park sits on. It will change Kundang more substantially as a whole and not just the southern part which is GG. And with the opening of the link from Aeon Rawang, there will be more vehicles and footfall from Anggun to Kundang.

There is 1 Hypermarket is going to serve the residents nearby and also the commercial shop together in the township...

Actually there will be 2 econsave within the vicinity.. overkill isn't it?
The yellow squares are upcoming commercial shops in the area.. This does not include some "failed/poorly taken up" commercial shops developed by SMD earlier at Kundang.. and not shown in the map is GG's commercial properties.. (notably 3 parts, G.Square, V.Square and possible additions near Illaria area)

I wouldn't think it is overkill.
The Econsave at nearby Kampung melayu is serving is residents/population over there.... That area is also lack of commercial shoplot. Otherwise people in that area might need to travel till Sg Buloh town only can found hypermarket.

Another Econsave in Bandar Baru Kundang is actually a best place for residents/population (mostly Chinese) in that area. Otherwise the people might need to travel to RAWANG town for groceries.

Isn't it looks balance and good? Why will you think of overkill?

Econsave management surely got evaluate that area before signing agreement with developer right???

I think thats why the access from aeon rawang is sorely needed. I do think that supermarkets are really nil in the area.

Jaya grocer ia sorely needed for residents that shifted into GG years ago. But really for gardens square to work the same way aa Dpc, the only way is to pull from aeon rawang. Challenge for kundang is there is only 1 master developer in kundang whereas quite a few in aeon rqwang

yo.. when you get your keys next week.. do check the walls..
recently there was an accelerated land clearing at the yellow circled area.. suspected use of dynamites.
Joya have units affected.. Illaria/Valaria possibly too but can be rectified as it's still under construction.

If the road is pulled through it's a win win situation for all. My house is like 1km plus to Jaya grocer, 2.5km to aeon, and these were one of my pulling factors.

Gardens Park appeared in the Edge today.

Pretty much:
1 houses in GP here will be indiv titled and aimed at young people, so mass start up homes. GG will still be positioned as luxe/high end. Gamuda will assist buyers later to set up RA, fencing etc

2. GP will have some commercial plots.

3. The access from GP to aeon will be done.

4. GP and GG will be linked via treelined landscapes.

They did hint at a bigger commercial intent at the Luge (basically Gamuda Gardens City Centre) but this GGCC is conspicously missing from the article. Gamuda used to use this term a lot in the earlier years. Smaller plan now for GGCC perhaps?

The online article (link below) only has prelim of the GP story. You have to buy the physical to get the 2 page story.

Really think Gamuda needs to bring more basic amenities quickly before they launch GP. 7 years since GG launch, there is still no petrol station in GG. Lots of talk about ev stations, but they remain MOUs after MOUs which have not seen light of day.

lol still remember those days when GG placed banners all over the roads indicating Mr. DIY, KFC, 7-eleven etc. will be coming in 'soon'.. well, the rest was history

And petron banner. They removed it. Now the petron banner is back but says open in 2025. I suppose its to time with the opening of Gardens Square. Anyway jaya grocer, coffee joints, chill places will be comin soon in 2025 when gardens square opens.

Anyone else looking at this side (freehold GP vs leasehold GG).

Found out they will soon launch the commercial lot that is next to Astor. Are they heading to the right direction this time (i.e., to have commercial VP together with the residential units) rather than to launch several residential phases before commercial lots like the case of GG?

The artist's impression of the ring park looks great but wonder how similar the actual results will be-if one were to guess based on their past records?

Hope to hear some inputs from sifus and residents of GG.

I remember early days waterfront village takes long time to get tenant, but gaia boulevard filled up quite fast. If u r buying from developer which will. Complete 2 year later and move in 1 year after VP I think by the time amenities will be ok. Even gp shop is empty u can come to gg or anggun
