 Subsale Terrace Options with F&G in Klang Valley?

Hi all! Long time lurker, first time posting. My husband and I are looking for our forever home, a house we could potentially stay for the next 25 years or so. The plan is to look for as sub sale unit within a central location, renovate the house and move by 2027/2028. Just in time for our child to enter Primary School. So we’d like to know your views and thoughts.

Background: I used to stay in USJ 3 during my childhood & schooling years, then family moved out to Aman Perdana (somewhere near Meru & Bandar Bukit Raja) in 2012. My husband works offshore, so he’s only home about 4 months in a year. We have a one child who is turning 2 and we’re still staying at my family home in Aman Perdana, kind of like a generational home.

Current situation: Work at KLCC and drive to work. Pre-pandemic, I would take the LRT but post covid, it was just more convenient to drive. (Leave house at 6am, come home at 8pm)

Having lived close to the Setia Alam township, we love the surrounding such as wider roads in housing areas, decent commercial area. Would love to have a home with similar vibes but we’re aware of the limitations of our budget.


Budget: RM 900,000 – RM 1.2 million


What we’d like in the area:

- Reasonable distance to Private Schools with National Syllabus (e.g.: Asia Pacific School, Sekolah Sri Tenby, etc)
- Plus point: Close to institution that offer Pre University & Tertiary Education (e.g. Sunway University, Monash, Taylor’s Lakeside)
- G&G would be ideal but can make do with F&G
- Within 45 – 60 minutes drive to KLCC in traffic (I know, this is a big ask hahaha). If there’s a way for me to cut my current commute home from 90 minutes to even 60 minutes would be great.
- Freehold & Individual Title
- Within Selangor. Not a fan of KL.


What we’d like in a house:
- Double storey terrace house with end lot (if possible with the budget). Intermediate is fine if the layout or outlook of the house is nice.
- Minimum 4 bedrooms & 3 bathrooms. Ideally 4 bedrooms with 4 bathrooms, but I understand with the budget it can be a stretch.
- Sufficient porch space for 2 cars


Based on what we’ve read through previous post on this forum on similar topic, we’ve identified the following area:

1. Laman Glenmarie
2. Putra Heights - Laman Putra?
3. Bukit Jelutong - not sure which area is preferred
4. USJ: USJ 5 & USJ 11
5. Tanamera
6. Mutiara Homes - this may be a stretch.

We'll drive around the location when husband is back from offshore.

Wondering if there are other areas we should consider? Not all too familiar with PJ/ Damansara if they have any G&G or F&G within the budget. Would also love to get some feedback from current residences.

900k-1.2M you have many G&G with nice renovated units to choose within Kota Kemuning (Canal Garden/LakeEdge Residence/Sri Suria) and Kemuning Utama (Kemuning Bayu/Damai Residence/Indah Residences) if you dont mind the jam on KESAS.
Most of the landed house are FREEHOLD in both area.

For the budget, you could stay at Puchong Jaya. Not the cancer part at IOI but the the older areas just across the river at Taylor's lakeside with FnG for example Jalan Nuri, Enggang, Bangau, Merak or Kinrara specifically only BK3 and some parts of BK2. These places you don't need to deal with the cancer LDP - Kesas interchange nor the cancer Bukit Jalil highway and lets you flush straight to the Kesas close to the MEX exit without much traffic through.

Houses in this area are all freehold other than Taman Kinrara. Taman Kinrara are leasehold, Bandar Kinrara is freehold. Houses that are 20 x 70 or 20 x 75 2 storey terrace usually go for 800k - 900k in these areas, cheaper bare units below 800k can expect to spend at least 300k to fix and renovate to be decent.

Good area imo, especially Jalan Bangau with 2 strategic exits as it is located at a corner between LDP and Bukit Jalil highway. Surrounded by greenery and is a real hidden gem. I went there house viewing last year and instantly fell in love, it is beside Taman Tenaga which is full of big bungalows and mostly left green with a nice and well-maintained playground to boot.

The only pain I would see is travelling to Sunway for education as the Sunway toll is famous for the jam.

But imo if you can up your budget just a bit more, houses that are along the Kelana Jaya LRT line will be your godsend. FnG areas for example SS24 and SS23 is close to the LRT takes you straight to KLCC within 30 minutes. But these freehold places start at 1.2 million averaging 1.5 million.

USJ 5 and USJ 11 are definitely the prime areas of USJ.

If you can afford it, I would highly recommend for you to stay there with your family.

It's near LRT stations, there's taipan for your F&B and other necessities, close to a number of private schools and universities and you can access it through Kesas or Federal.

But at the end of the day its really up to you, if you prefer Setia Alam then by all means go for it smile.gif
