In the 4.66-acre Parcel 1, there will be a commercial project named Botanical Pavilion featuring 46 units of 3½- and four-storey shops with elevators. The units have a land size of 21ft by 75ft, and a built-up area of 5,403 sq ft.

Parcel 2 will be spread across 3.91 acres, and consist of serviced apartments, office spaces and retail units.

Parcel 8 will comprise a commercial development named Village Pavilion, with components such as SoHo apartments and retail units. The land area is still being finalised. Ancubic Group has launched its sales gallery for its RM2.5 billion GDV mixed development project Ancubic Harmoni, which consist of retail, serviced apartments, office suites and others.

Ancubic Harmoni sits on a land of 33 acres that offers a comprehensive mixed development scheme with a vibrant neighbourhood commercial hub offering a diverse range of shopping, dining and entertainment and serviced residence project, within an established and well- developed area within the 5500 neighbourhood.

The project is said to be developed in 9 phases with Phase 1 consisting of Parcel 1 and Parcel 8. The component including 46 units of premium strata shop with a subbasement car park. Ancubic will be extending for 6 lanes on his areas on Persiaran Rimbayu, which i can foreseen it will become traffic bottleneck later. hopefully MDKL can bring all the surrounding developer to sit down together for infrastructure improvement on this,

Along persiaran rimbayu there will be proposed flyover at kg. Lombong junction. Apart from that there is another proposed big roundabout that going to be built right Infront of Gamuda 257. If all goes as per planned it will definitely help to eleviate current traffics to certain extent in 2-3 yrs down the road.

The roundabout in front of 257 had being proposed since launching yet till now nothing materialized

FYI, for those who stays in Kota Kemuning....from mcdonalds roundabout to rimbayu during rush hour.... is alredi takes 30 mins to 40 mins.... imagine the mess..... those who wann invest in rimbayu go experience the evening rush hour from 5:30pm to 8pm.....try lar.... hehehehehe monring rush hour also very bad....

From what I heard there is a requirement for Gamuxx to deliver this in 2-3 yrs before the actual VP of Quayside Plz by the local authority. Let's hope this will be materialized.

Don’t need banks don’t need shop lots anymore please……. Oh somebody please help the residents here…… cannot imagine the traffic after this is materialized.

2 lanes in 2 lanes out, piggy back KK + BSP, no direct access to any highways…….

All developers should share funds n build an interchange to elite hway, if bsp can hv interchange to elite, why so many projects here cant have another 1 to be shared by d developers???🤔🙄😬

Development can't be avoided but we need to see any initiative taken to mitigate the current and future traffic situation.
There are channels to raise our concerns and also to get a well inform development for the entire township but need some effort and time. I would say there are many things still happening in the background or maybe still at the drawing board blush.gif . They maybe underestimate the potential traffics impact for this township since the beginning. Nobody wants to stuck in traffic jam for 30-40min daily in and out of BR.

When talk about infra upgrade it is always slow as this involve extra funding. The lead developer like IJM need to take the action asap or else other already done with the development will just move on. Time will tell told are responsible developers or not..
