Normally landlord, but check your tenancy agreeement as there may be different arrangements for different circumstances.

Landlord usually. It's part of rent.

But check your individual tenancy agreement whether they push that expense on the tenant (if rent whole unit)

Actually it is negotiation between tenant and landlord before sign tenancy agreement.

1) Parking lot provided but maintenance fee & Indah Water fee, tenant kena bayar.
2) No need to pay maintenance fee and indah water fee but no parking lot.

3) No need to pay maintenance fee and indah water fee but landlord give parking lot and replace all broken light or Sink tap.

Anything that can be apportioned to their usage, electricity & water, paid by tenant.

Other things are paid by the owner.

Why do you want to bill the maintenance fee separately to the tenant, just include it as part of the rental?

The tenant does not need to know how much you are paying for mf

becos problematic part is that the water supply is under management and not saj.

so the water charges are inside the same statement as per the maintenance. and payment is to made to the management account directly.

so can i just pay the highlighted portion to the management for the water charges only?

I moved in on 15 dec 2023.

fluctuating charge because of someone staying inside = tenant

I have to pay my water fixed charge monthly. Should have included it in the rental

His water consumption is very small by looking at the invoice (2 m3) . So, he is charged only the minimal amount of RM 7.

There might be times where your water consumption might be high. So, the owner won't take the risk. Your contract looks very standard. Most likely the REN just copy and paste the terms.

yes, it is 100% confirmed my agent is just copying paste the standard contract t&c.

I even risked myself by transferring all the deposits to her personal account including 2 months of rentals + 1 month of advance payment (act as booking fee as well) plus 0.5 month of utilities deposit and rm300 stamping/legal fee + her agent fee of 0.5 month rental. (is it standard for tenant to pay agent fee as well?)

she was making excuses that her company account does not want to have so many transactions in and out so just pay to her will do. i actually knew that this is not the standard practice which i must bank in to the property agency account instead. but i did it still luckily no bad thing happened and i had been staying for close to 2 months now.

that time when the tenancy agreement was drafted, she even made mistake on my IC no. luckily i did the check on the agreement, she said it was her company admin who drafted it but i highly doubted it.



i think she just wanted to pay p

if you tell them utilities are included inside the rental, prepare to see a spike. Such is human behavior

ya. agreed. if i am landlord i will never include utilities especially one is renting out the whole apartment.

I pay all maintenance fees, indah water, electric (no aircon), water and internet but I include the cost in the rent...easier for the tenant and myself as well.
