I submitted request under TNB portal on 1 Feb 2024 to stop the electricity which TNB supposed to remove the meter on yesterday (4 Feb 2024) but I think the buyer managed to cut the queue by submitting the change of tenancy on time so eventually the meter was not removed and my request was cancelled. But not too bad, at least today (5 Feb 2024) my account turned inactive and deposit was back to my account.

I handed over the keys to agent (to pass to the buyer's lawyer) on 30 January 2024.

guess what. my rm800 deposit had earned me rm174.xx of interest over the years.
tnb lagi gives interest for deposit, so good. tongue.gif

Malaysians really malas lah. As folks mentioned, it is not in a lawyer's job scope to attend to such things as previously TNB/Syabas required owner to be there in person. Anyway a good lawyer will insert a clause in the SPA to put an obligation for the seller and buyer to attend to the change and that's it. The seller/buyer will need to execute it themselves.

i am not sure if my case the buyer himself went to do the change of tenancy or his lawyer helped him to do.

i do not need anyone to help me to terminate tnb or saj (i am owner) but obviously the buyer also acted on this.
probbaly i should have terminate tnb and saj BEFORE i even pass the buyer the house keys. then they have no way to intercept my termination request. tongue.gif just let the buyer to enjoy more troubles in reconnecting the tnb and saj. devil.gif

I just purchased a house last year. The procedure for the name change requires coordination from both seller and buyer. The lawyers were not involved.

After VP, the seller's agent told me to open new TNB account and Water Bill under my name for that house. After doing it, he got the seller to terminate his accounts. My accounts are activated once the seller completed the form to close his accounts.

do you need to provide any meter reading for tnb or pba?

For TNB, everything was done online. So, i didn't take any reading.
For the water company, yes. They wanted a photo of the reading on the meter.

No le. For saj in jb no need. Just cannot do online, must fill up the termination form and submit at the counter and provide ic and bank statement photocopy for refund of deposit.

They never ask to do any taking of photo for meter reading.

I live in JB too. They want to know the meter reading as a cut off. Maybe you don't have to do it as your buyer did it or you told them the meter number verbally.

as a buyer why can't u do a tenancy change of the tnb at the house?
*
Free use hahahaha

QUOTE(Noryume @ Feb 4 2024, 07:47 PM)
I'm not sure the procedure now, but 10 years back need the seller to close their account because the deposit involve. TNB will not close the account if the account name is not present or you need written approval by the account owner.
*
Dont need seller involve. Just bring ur S&P to open new acc.

No. I submitted the termination request first before they even come to do a change of tenancy.

And my termination does not require final reading.

Maybe they will go to read themselves?

Ok then in this case is the competency of the said lawyer which again individual

QUOTE(Noryume @ Feb 4 2024, 05:57 PM)
Sorry². What I mean is the seller lawyer never advise the seller to disconnect the account for it. Buyer need to go and make sure of it.

Just that my last house the lawyer really make sure it is clear until disconnect. A house before that have to contact the seller again to disconnect the TNB and water account before I can registered mine.
