 TNB and Water Bill after House was sold

is the buyer lawyer supposed to do the name change of the tnb and water bill after handing over the house keys??

I think you need to cut the supply by closing both accounts under your name, then the new buyer can re-connect using their own name

Ya, as per someone above say, its not under lawyer's scope.
Dont simply blame lawyer, except if u paid additional 'runner fees' to them, they do for u.

Lawyer's job is to make sure no outstanding only, ownership transfer is by ur own.

Sorry². What I mean is the seller lawyer never advise the seller to disconnect the account for it. Buyer need to go and make sure of it.

Just that my last house the lawyer really make sure it is clear until disconnect. A house before that have to contact the seller again to disconnect the TNB and water account before I can registered mine.

I'm not sure the procedure now, but 10 years back need the seller to close their account because the deposit involve. TNB will not close the account if the account name is not present or you need written approval by the account owner.

that’s odd.. i did the transfer of tnb by showing my snp… and they transferred to my name…whatever outstanding and deposit, up to the seller to settle

must be the new requirement to prevent fraud or complaints…( did my transfer 10 years ago without this requirement)..

I did it myself last time. I want to get back the deposit.. but more importantly, to avoid any issue in future.

weird, as a buyer i just bring the SPA (both original and photocopy) to TNB/SAJ/IDW and I completed the ownership transfer without requiring the seller to do anything.

It's a dead simple process too, just walk-in and take a queue number. Just need 1 whole afternoon with all the travelling needed.

That's odd. My case around 2010/2011. Make matter worse the seller work oversea. Need to wait for him to come back to settle this. Lucky the seller is a friend. So he contact me when he is in Malaysia. All that while I just use as usual under his name.

I even argue with the counters, show them proof I bought the house. They said they can't do it. The lawyer also never advise us about the name transfer. Luckily dealing with friend. If other unknown party would be headache.

i too bought the apartment in 2010… i just took the snp to tnb jinjang and settled everything in 1 go…( i never met the seller as my agent and lawyer settled all the necessary paperwork)…water was under jmb until recently, we merely filled in a form, paid for the necessary conversion work and deposit with jmb and that too went smoothly…my lawyer settled the dbkl paperwork so i didn’t do anything for that part

glad yours went well too but if you were a bad person, just use and the seller would have a big bill to settle!

I just purchased a house last year. The procedure for the name change requires coordination from both seller and buyer. The lawyers were not involved.

After VP, the seller's agent told me to open new TNB account and Water Bill under my name for that house. After doing it, he got the seller to terminate his accounts. My accounts are activated once the seller completed the form to close his accounts.

i submitted the request to terminate my tnb which tnb supposed to send ppl to remove the meter on sunday but on sunday that day the request status was changed to cancelled. then i contact tnb, they said there is a change of tenancy request (i think the buyer went to tnb to submit that) was submitted so now i need to wait for them to do the final bill reading to get the final bill then within 30 days only i can get back my deposit.
