Yesterday site evaluation with mixue at aeon kinta city ipoh.
I quite confident this place. So quite sure d. Lets gooo!!!
So I paid rm500 for site evaluation and after wait few weeks, mixue come finally.. Mana tahu kena chop as high risk aka not so good.
I sadding.
Me sad.
He said I still can do, but high risk cannot hit my desired target.
If i just target so-so, then still ok with risk.
Soo.....i think i will skip this place. Rm500 fly and need to find again.

I think hor, I wan find again at penang. But dun wan at mall d because all good malls full liao. Wan find at community area aka area that people always frequent with many shops around.
Any suggestions?

My lot is 1st floor outside food court. Quite good for first floor, i considered it best location d.
However he advise take ground floor, preferably in front entrance based on this mall.

USM, Batu Feringghi, Balik Pulau and entire kepala batas area machem takde. Try there better.

batu feringghi there got one new row of shoplots, the one with family mart, machem ok the location.

dont know what is the margin of mixue, but i think it is really very low cause the price they sell is so low. if open at well known malls, can cover the rental or not? small small lot easily 10k if prime area in malls.

I dont know about F&B fix rental rates, but usually mall operators take GMV % as rental. So i dont think mixue wants to open in those popular malls.

Balik pulau kepsi also slow traffic. I got go review these places before

kinta city overpacked bro, try open railway station or nearby there, or menglembu pasar area or meru raya near bus station

There's a large portion of Malaysians who love what Mixue is selling- sweet beverages on the cheap.

I remember i recommend before. Open at the base of Kek Lok Si around the laksa there. That place has relatively high foot traffic and there is ZERO "milk tea"/drink competitor.

And given the building there is rather old, u can try to sapu a corner lot just at the base.

Its anyone's guess.
But hey, tealive n chatime so long d.

Just like the story where someone saw opportunity to sell shoes in a country with no shoes, I think this place has high potential since it is near a tourist area as well and the area is really hot. Hot weather = good for drinks.

And take a walk around there, u can only see local sellers selling drink. For tourist who are sceptical, a mixue would help.

And lets not forget that there is a new hotel De View there. This may indicate that other people have already done some market research and found this place ready for higher class service. With a hotel nearby, your mixue may do relatively well.

I have also seen some amount of tourist busses at the base. All u need is 1 passenger to say they want to drink and all will be in.
