Is it worth to invest in this subsales unit? Agent said can take care if rent out as airbnb

Agent said have cashback up to 100k, fully furnished and will let airbnb operator to take care the unit. Seems like a good deal but just want to seek opinion from the sifu here

Anything to be cover with AirBnB is a no.
It should be easily be support with Actual Monthly rent and with RM200-RM500 extra.
The extra is to cover Maintenance, Repair, Insurance and At least Extra rm200 for everything else.
And....
No, Property Rental Income is not to be taken as income. unless the Rental > Installment has super wide gap
Yes, property should be purchase for the Reason of Own stay Or The property price will go up in the near future.

We wouldnt buy share that will not go up but consistently give dividend only. Right?
