Yeah, RM869 psf is decent with the discount, but 2031 is a long wait, that’s like locking yourself in for 6+ years of uncertainty

Developer suppose to start and complete demolishing work last year as reported by many mainstream media but they didn't. That has wasted last whole year alone. No sure what's the delay and problem. Maybe can't get approval or protest from Mutiara Rini Homes residents.

MET1 case is different coz affected by pandemic and MCOs.

APDL not yet obtain and hence buyers also can't sign SPA. For sure developer needs to gauge interested purchasers before can start demolishing work. Takkan you expect developer to take the risk to demolish eCurve without securing purchasers?

And bear in mind it will take longer time to obtain APDL in Selangor as compared to KL, and I was told there was a resubmission of plan by developer. Hence the delay.

Protest by residents? They are the first generation who purchased the landed houses in Mutiara Damansara and in fact buying the Lines now for their kids. Same goes to Desa Parkcity.

When I visited the sales gallery in Sept/Oct last year, the SA told me that all the smallest unit was fully booked and they expect to get APDL by year end and buyer can sign SPA. Tapi apa pun tak jadi.

If not mistaken hoarding done end of 2023, project name up by mid 2024. This project hyped too long despite many ppl anticipated it. Non-bumi price >RM1k psf, many will dropout especially bigger unit sizes.

The confirm sold out will be RRM (Rumah Mampu Milik) block, 550sqft, 2r/1b, RM250k. tongue.gif

Regardless if price above RM1k psf, people will still buy, given its location. Proven case nearby: Tropicana Gardens & TTDI Ascencia.

Yup that’s the price I got. Managed to book at one of the lowest floors.

The higher the floor and the bigger the size, price psf will be expensive. (compared to other development, the bigger the size, psf is cheaper). It also depends on which block you choose - high dense or low dense. Car park tandem or individual. There are a lot of variables to determine the price.

Maybe the price u got is Gross Price at RM 1,300. Pls go to the sales gallery and ask the price from the sales person and get a sample of unit to book. If u don’t book, how would u know the actual price?
