If you just aim for investment, and you are the newbie, avoid all very new township, you will never know how long you need to wait. Dont tell me you can wait 10 years 20 years, unless you are super rich, with the combination of investment in both mature and new township.

Setia Alam is ok, but the house price is not cheap, for subsales you can get similar price in other matured area.

Kota Kemuning if you look for the old Kota Kemuning (not Rimbayu Tropicana Aman area), the house price also can get in other matured area.

Semenyih, Puncak Alam better don't touch, the overall resident purchasing power still weak, it need some time to build, so you must prepare to wait at least 10 years

Rawang after develop so many years still not that good, you think again would you really want to invest in this area?

Dengkil is new and near to Puchong area, you can better many outskirts puchong area with good deal. Other develop the kota warisan salak tinggi, it become hot just because of developer project, now ppl very poor only can buy developer unit with all discount, buyers just need to pay more installment, you need to think, how people going to buy subsales from you?

For rental yield, always mature area is better, you can easily get replacement if tenant moved, and rental can increase after some years. For new township, maybe in the begin easily to rent out because it is really new. After some time, tenant start move to the newly completed unit, your old unit is hardly to rent out and rental is still at the similar range as developer still keep build the new house, supply still over demand.

For first time investment, always aim for higher rental yield.

My experience , my previous investment to new township, in the end making loss just to let go, monthly installment keep suppress your cash flow, rental yield also not good and unable to cover the installment, then you keep losing the chance to invest other properties as cash flow is really tight, after sell it, then i can finally get a good landed in matured area.
