Which are the hottest township in Klang Valley in 2023 for both self-use and investment? both resident and commercial units.

C & D for sure, as its already mutured so entry price will be high. But still worth if you have bullet because there will only higher, not reach peak point yet.

F have potential, but not yet can see by now like C&D. And entry price is lower, everyone have chance to in.

If it only focusing in Dengkil itself maybe hard, but if catergory Dengkil + kota Warisan + salak tinggi together maybe have higher potential.

Semenyih and Puncak Alam are selling future price, especially from EcoWorld. almost same par as Setia Alam and Kota Kemuning

if new as in within 5 years then only b, e, f are new and a stretch to call them kv.

a is just unfinished but not new. first phases by setia and eco approaching 10 years. also not in kv.

c & d are 20 & 30 years respectively.

Have you guys visited lately to new side of Kota Emerald and Anggun city Rawang. Witness the development of the township with you own eyes before jumping into conclusions. Cheers.

If you just aim for investment, and you are the newbie, avoid all very new township, you will never know how long you need to wait. Dont tell me you can wait 10 years 20 years, unless you are super rich, with the combination of investment in both mature and new township.

Setia Alam is ok, but the house price is not cheap, for subsales you can get similar price in other matured area.

Kota Kemuning if you look for the old Kota Kemuning (not Rimbayu Tropicana Aman area), the house price also can get in other matured area.

Semenyih, Puncak Alam better don't touch, the overall resident purchasing power still weak, it need some time to build, so you must prepare to wait at least 10 years

Rawang after develop so many years still not that good, you think again would you really want to invest in this area?

Dengkil is new and near to Puchong area, you can better many outskirts puchong area with good deal. Other develop the kota warisan salak tinggi, it become hot just because of developer project, now ppl very poor only can buy developer unit with all discount, buyers just need to pay more installment, you need to think, how people going to buy subsales from you?

For rental yield, always mature area is better, you can easily get replacement if tenant moved, and rental can increase after some years. For new township, maybe in the begin easily to rent out because it is really new. After some time, tenant start move to the newly completed unit, your old unit is hardly to rent out and rental is still at the similar range as developer still keep build the new house, supply still over demand.

For first time investment, always aim for higher rental yield.

My experience , my previous investment to new township, in the end making loss just to let go, monthly installment keep suppress your cash flow, rental yield also not good and unable to cover the installment, then you keep losing the chance to invest other properties as cash flow is really tight, after sell it, then i can finally get a good landed in matured area.

Quite near but very far laugh.gif . Peak hour jam from Puncak Alam to get to elmina/GCE is really bad. A lot of difference if you are going to PJ/KL from Puncak compared to Elmina.

For retirement, recently saw one kind of package, sunway hotel medical retirement plan. Rm8000 + per month. Living at sunway township.

i quite positive about puncak alam because of the proton expansion and highways like West Coast Highway and ECRL...

EcoWorld also built EcoMajestic

How bad is the traffic from Elmina to KL/PJ?

I used to use the Puncak Alam route from Pinggiran Subang/Subang Perdana to UiTM and that road always jam because a lot of housing popped up. Certain stretch can’t overtake

For me it is moving, especially on the Ecohill 1 there....
but it can be better, i think the problem now is the traffic.

Imagine when Ecohill 2, the new rumah Selangor next to swan roundabout, and also Ecoworld's own new Condo, all will be built within 5 years, that time the traffic in eco majestic will be lagi excited, haha.

Now some time even 6.30, after the sales gallery have slowly queue to pass the big round about, this never happens before MCO.

talking about township..in malaysia we always have 2 types now..first is fully developed using big masteplan..all curated and planned..such as most of ECO, SDB and other big developers..

another one is township created as by-products of multiple developers working on smaller phases development..this one actually much more interesting and usually the commercial area will be way better as it was created because of the demand is already there. a bit messy but it is much more lively..

It only start to move after MCO despite now is already the 10th years milestone of EM. So many think it is too slow compare to their vision presented in 2013.

Only in these two years the development pace is faster after the jayagrocer and Starbuck open, then many shops open and now at night can see traffic. Before that, here got nothing only empty houses

True also, but hope the new big road to bangi and NS highway can be built as soon as possible.

My neighbour told me the ecohill 2 will have 2k plus unit of landed, then the Rumah Selangor apartments got at least 1.5k units, total 8 blocks, then EW condo next to Jaya will have 1.5k units also.

Not to say the few projects along jalan broga. Feel like authority only focus in approving housing project, never see they build new road
