 Different quotation price

Hi. I'm a noobies here buying my first home. I went to a few showrooms of new properties still in development with an agent that I found online. After the whole day and 4 showrooms viewed, I really like this one project. The quoted price by him is around 580k after rebate and cashback.

The thing is later when I searched around on propertyguru for the same project, another agent quoted a lot cheaper price around 540k after cashback and rebates.

I know price for subsale can be different from one agent to another but is it normal for agent to quote different price even for new project?

Should i just contact the developer number on the brochure and buy directly with them without using agent? Just asking.

You are just quoting prices and no other details for comparison.

For highrise, from ground floor to the highest are different pricing for the same size.

Build-up, facing direction, views, unit number, car parks etc are all price determining factors.

Going to developer direct will have the same result.

And normally developers don't deal with buyers if they have oredi appointed agents, but you can try your luck nevertheless.

Add on, if it not highrise, but landed, the different price maybe affected by below few reason
1. Facing EAST SOUTH WEST NORTH have different price
2. Non Facing - Facing to empty place like fencing or taman / recreation park will be more expansive
3. Bumi lot / bumi terbuka / non bumi lot price different
4. Same taman but different phase , phase 1 cheaper but phase 2 expansive a bit. So the cheaper price unit became available during Loan Rejected unit
5. Promotion package changed within hari perayaan
6. etc etc.

Its your right to choose buy form agent or developer staff, but the most important is who give you better service? and sale after service. For your knowledge, agent selling project based on developer package, sale admin staff is not the one control all the promotion and package.

Yes, common to get different price, consider:

1) One might be quoting high to increase commission, the other agent maybe want to close sales faster at expense of commission (not unusual for some agents to offer rebates out of own pocket or agency's discretion)

2) They might be offering different units, usually for new project there's a "floor premium"/"facing premium" where higher floor/better view = high price.

3) Sometimes there's additional rebate granted only to "select" customers, that not every customer or agent can get. Example like business associate rebate, early bird rebate etc.

4) The "rebate" might actually be just a "convert to cash" option for projects that initially offer partial/full furnishing, or furnishing vouchers worth that amount.

With the 40k difference being quite high relative to the higher purchase price (it's about 7% discount), you better check to make sure that the agents are offering exact same unit, on same floor and same unit number.

You can also nego and ask agent #1 that you hear from a "friend" that got additional discount, and if agent #1 willing to extend same discount.

Agent like to put bumi price in ads eventho they targetting non bumi

so u can just contact that agent n find out more
