I know price for subsale can be different from one agent to another but is it normal for agent to quote different price even for new project?
Should i just contact the developer number on the brochure and buy directly with them without using agent? Just asking.
Yes, common to get different price, consider:
1) One might be quoting high to increase commission, the other agent maybe want to close sales faster at expense of commission (not unusual for some agents to offer rebates out of own pocket or agency's discretion)
2) They might be offering different units, usually for new project there's a "floor premium"/"facing premium" where higher floor/better view = high price.
3) Sometimes there's additional rebate granted only to "select" customers, that not every customer or agent can get. Example like business associate rebate, early bird rebate etc.
4) The "rebate" might actually be just a "convert to cash" option for projects that initially offer partial/full furnishing, or furnishing vouchers worth that amount.
With the 40k difference being quite high relative to the higher purchase price (it's about 7% discount), you better check to make sure that the agents are offering exact same unit, on same floor and same unit number.
You can also nego and ask agent #1 that you hear from a "friend" that got additional discount, and if agent #1 willing to extend same discount.
