QUOTE(westlife @ Oct 9 2023, 07:41 AM) How the utilities bill arrangment like? Pay as per usage.is it that the name of the water and electricity bill will be under the owner's name and i just pay them as a tenant? Account name can be under landlord or tenant depending on both agreement. If maintain landlord name, then he will collect some deposit to offset any unpaid bills when tenancy ends. Balance will be refunded. If tenant usage exceed landlord deposit with utility co then he can request tenant to top up the deposit. If is tenant name, he pays the deposit to the utility co. Upon termination, it will be refunded to tenant. This post has been edited by mini orchard: Oct 9 2023, 07:50 AM |

I am selling my house to a buyer. so when is the time i should start looking for a unit to rent including the timeline needed for all the necessary processes to be done? is it too early to start now? since after SPA signing, it may still take 3+1 months for everything to finish? |

For your buyer, if he settle the purchase price early, then you have to deliver VP to him or else if you still need to occupy the place, then he can charge rental. So is just to whom you pay the rent. Unless you are not those fussy type, you can find a unit today and move in today or tomorrow. Similar to any last minute hotel booking. Give yourself a dateline to move out by the end of second month.but finding a unit now also meaning i will need to pay rental earlier and installment still at the same time if the VP is not done soon. Most SNP should be completed within 2.5 months through bank loan but will be early if buyer is not taking a loan. You can casually check with the buyer or your agent and plan your moving out. If the buyer delay, then you be paid interest after the third month which can then go towards your rent 😄 In worst scenario, if the buyer cannot complete the purchase, then you can forfeit the 10% in the SnP and that can cover more months for rental. 🤩 This post has been edited by mini orchard: Oct 9 2023, 09:44 AM |

Normally maintenance fee and car park are included in the rental. As for car park, sometime landlord only give one space and the other may for his own use or rented out. I have one similar case previously and since I only need one, I am ok with it. Nevertheless, no harm to confirm with the agent or landlord again. Sometimes, landlord thinks tenant knows or vice versa 😃 |

There are many terms but most advert only mentioned the main ones.indeed, these info are not clearly stated in the renting ads.. not sure why they could not do so. If you are renting, make sure you check ALL items and inform the landlord of any damages in the unit with photos as evidence lest he will accused the tenant for damaging it and deduct or forfeit your security deposit when the tenancy ends. As for appliances, confirm with the landlord who is responsible for repairs or replacements with regards to wear and tear other than those damaged by tenant. |

In fact, I want to rent an unfurnished or partially furnished unit and I will bring over my bed, tv, washing machine, dryer, fridge and other stuff over. Then less worry about the accuse part by owner. However, super hard to find one, all are mostly fully furnished one. |

Some has to pay security deposit for any damages to common properties .... lift, flooring etc. They have day and time restriction for shifting too. |

And better I should rent a unit that is at most semi furnished one. Else no space for me to even move in my stuff. |
