let say ur loan amount 700k but sold for 600k then u need to top up the differnece.
if u bought the house for 400k 5 years ago and now sold for 600k, buyer's bank will communicate will your bank and clear off your loan.
then whatever balance, if there are any, will transfer to your lawyer and once u pass the key to lawyer firm or to agent or to buyer, then the lawyer will issue u the balance amount, normally in cheque.
