I plan to sell my current house which is still under the loan.

lets say, i able to sell my house at RM600K, then can I use this RM600k to clear my house loan? and can I know how is the process?

lawyer will settle up for u as long as the selling price able to cover ur loan.
let say ur loan amount 700k but sold for 600k then u need to top up the differnece.
if u bought the house for 400k 5 years ago and now sold for 600k, buyer's bank will communicate will your bank and clear off your loan.
then whatever balance, if there are any, will transfer to your lawyer and once u pass the key to lawyer firm or to agent or to buyer, then the lawyer will issue u the balance amount, normally in cheque.

1) Check your current housing loan balance and the current Bank Value, also check what's the average selling price now
2) touch up/repair your house (if necessary) to get faster interest from potential Buyer
3) Try to sell it yourself or better still appoint a registered Real Estate Agent/Real Estate Negotiator
4) Once got a buyer to appoint a lawyer to handle the documentation
5) live happily ever after once all process settled

* make sure the selling price is sufficient to cover the redemption sum, agent fees (if so appointed), legal charges, misc charges (quit rent, assessment, IWK, water, electricity etc

your sale proceed will first settle your loan (we called it redemption) , then only u got the balance.
