Thought there was a thread on this, but was not really active le.

anyway- yeah was briefed on this project, specially interest coz next to my high school, SMDJ......

for me- it is so despeparete- small plot of land between a slope and a river - Sungai Kayu Ara......

The river not exactly dirty or smelly, but always brown le, on futher up is the remain of the Kampung which is more like foregin workers settlement.

ingress, gotto pass through DJ area/Sprint
Egress, have to make a Uturn at the BU ramp....


So typical landscape of property development in malaysia.
find any small piece of land- just build, regardless to social impact, traffic impact.

They think people will just simply buy. Buyer indeed got more choices - got smarter.. ..

Moreever- no direct link to commercial ( yeah can walk to DJ and DU area but the path is not the most pleasent/high traffic)
no MRT/LRT around.


so what will happened,
> many unsold unit.
>developer give large discount
> early buyer kantoi....
> new buyer from lower income bracket, different mentalitly
> early buyer cant rent out high price, drop rental price, and again attract different ground of tenant.

in the end, the 750psf property, but come < 500 psf community.

Lets see la, how soon the buyer learning, and developer take a few steps back

Yeah, no harm to wait until complete before make a decision these days. Am sure there are many left over and many project to choose from.
better by safe- as development these days, due to location selection can face many negative factors ( eg facing west, grave yard view, TNB substation), work manship, etc.

What is the story with Megahrise?
though selling at high price. many unsold?
