Key notes:-
2 Blocks, 88 units
private lobby
~RM750 psf
1900 - 2700 sqft, literally 1.5mil and above
leasehold 99 years

Thought there was a thread on this, but was not really active le.

anyway- yeah was briefed on this project, specially interest coz next to my high school, SMDJ......

for me- it is so despeparete- small plot of land between a slope and a river - Sungai Kayu Ara......

The river not exactly dirty or smelly, but always brown le, on futher up is the remain of the Kampung which is more like foregin workers settlement.

ingress, gotto pass through DJ area/Sprint
Egress, have to make a Uturn at the BU ramp....


So typical landscape of property development in malaysia.
find any small piece of land- just build, regardless to social impact, traffic impact.

They think people will just simply buy. Buyer indeed got more choices - got smarter.. ..

Moreever- no direct link to commercial ( yeah can walk to DJ and DU area but the path is not the most pleasent/high traffic)
no MRT/LRT around.


so what will happened,
> many unsold unit.
>developer give large discount
> early buyer kantoi....
> new buyer from lower income bracket, different mentalitly
> early buyer cant rent out high price, drop rental price, and again attract different ground of tenant.

in the end, the 750psf property, but come < 500 psf community.

Lets see la, how soon the buyer learning, and developer take a few steps back

Nowadays developer are like greedy eye not leaving any plot to capitalised despite weirdo location.

I belive the community living will be more towards damansara jaya than Kayu Ara, but still need to go through Kayu Ara if you are going to DJ due to 1 way traffic.

Buying undercon this day is rather insane with development Interest and all kind of progressing risk. We hardly have fully sold project post abolishment on dibs, maybe exceptional for some small batch landed project.

I foresee this project will have the same destiny like megah rise if not worse, lol.

Yeah, no harm to wait until complete before make a decision these days. Am sure there are many left over and many project to choose from.
better by safe- as development these days, due to location selection can face many negative factors ( eg facing west, grave yard view, TNB substation), work manship, etc.

What is the story with Megahrise?
though selling at high price. many unsold?

Also my childhood area, basket ball around that area,

Heard developer unsold unit is still there. Price is too steep with their full blown premium built, like even went for solid wood flooring (wtf)

Went to the showroom. Quite nice for own stay. 2k+ sqft units in this general location is rare. Your typical terraces here are already 1.2M and up which maybe require 300k of reno. So 1.6M min for this ain’t too bad but directly competing with the landed alternative.

When you are buying low density development like this the biggest concern is the maintenance fee ... No matter what developer promised most likely will cost at least rm1k+ for 2ksqft 2 years after VP.....

Well....even the lake in Setia Ecopark is teh tarik color. Important is no smell..............otherwise really gg

Yes, I hate those developer painting our river in blue colour. I can't remember which river in klang Valley isn't teh tarik or kopi susu
