I visited the sales gallery yesterday, and it was quite crowded.

I asked the sales advisor if many units were still available for purchase. She asked me if I was a bumi and told me there were still plenty of available units for bumi. From an investment perspective, there would be an additional 2% discount for the bumi lot, but you could only sell the unit to another bumi. It might be hard to sell at a good price in the future. However, it's a good deal if this is meant for a long-term own-stay.

If too many units remain unsold for too long, the developer will apply to the Government to open it up to other buyers. It's unclear how long they would wait for this.

The location is greenish and has great connectivity, with 3 highways and 2 MRT lines. I yearn to live very near to an MRT station.

However, the schools are a deal breaker for me. Currently, the established schools are next door, Kota Damansara. They are planning for two primary schools across the street from Dedaun. I guess one will be an SK, and the other will be an SJK. Of course, this is still under planning. If the houses are only launched by 2027, it's uncertain when the schools will be ready.

There are also private schools surrounding Kwasa, but from my experience with private pre-schools, sometimes paying more does not mean getting better quality. If the school is good, then it's good; it does not matter how much you pay or even if it is almost free, i.e. government schools.

Where I am living/renting now, there are already established government or private schools. I will wait until I am confident there will be good schools in Kwasa before I decide.

YTL Land’s link houses in Kwasa Damansara fully sold, townhouses 80% taken up

Wow. Rarely property above RM1 mil can be sold out immediately after launch. It depends on the developer, I guess.

When I was at the sales gallery late on Sunday, close to 5 - 6 pm, there were still 20+ linkhouse units available. Mostly bumi units, intermediate. Then, on Tuesday, all sold out. Wondering which (and how many) people came in and scooped them all between Sunday and Tuesday.

I'll keep searching, then.

Btw, congratulations to all future owners. Great location.

It's 2024 and the windows provided by developer for terrace and townhouse are really small like those in 90s.

Eg townhouse by Sime Darby was launched few years ago in Bukit Jelutong, it has big windows for natural ventilation. Looks modern too.

This Bukit Jelutong looks like a good deal for a townhouse. Which apps you're using to scroll this?
