Hi, a friend of mine recently looking to buy ToD in PJ/SJ area or thereabouts (not KL), real ToD i.e. direct link to LRT/MRT.
Was not sure where to suggest to her.

I did a quick Google search, hard to find, maybe did not use the right keywords.
Only know of Perla @Ara Sentral but she's aware of that one already.
Any others?

By real ToD, we would exclude those where people have to walk under so-called covered walkways along roads. Those aren't really ToDs.

Tropicana Gardens.

Subang mrt got development by Sime Darby but need walk a bit.

When lrt 3 is ready, Damansara Jaya should have one also

The latest tower at Tropicana Gardens, Edelweiss does have a direct raised up link bridge to MRT station:

I believe there is one opposite SMKDJ across the sprint highway. But I'm not sure which project will be ToD

That's right, because otherwise will not be as safe for girl to walk at night.
The type like Perla or Edelweiss are direct link bridges

if you are looking for direct link , i think Tropicana Edelweiss only.
Other than that all need to walk abit with link bridge and covered walkway.
OR you can consider Sunway Serene, which they provide shuttle bus for two years to LRT, BRT.

Eg: Alora Residence Subang Jaya, Pinnacle Subang Jaya but definitely Pinnacle nearer.

I'm in charge of these projects, can pm me if looking for more info

Evesuite … direct link to Kampung Subang LRT… the station is part of building … some more the price is cheap

Glomac Damansara Residence and Ascencia TTDI direct link to TTDI MRT station

Alora is right at the end of SJ, and there's uncertainty on whether the link bridge will really materialize (as discussed in the Alora thread)

Pinnacle will have what sort of direct link to LRT/MRT? Looks like quite some distance to walk

For Alora, the link bridge mostly no issue as Alora been approved as a TOD project, so they need to follow the guideline to build it and it is one of the seller point also. If without the link bridge, it will be like a township with road access only, wont be a plus point already.

For Pinnacle, currently still need to use the current walkway to go LRT station, but as per discussion with sime darby, once they start the SJCC project, they will build the link bridge and covered walkway to the bridge too. it is less than 500m to LRT from the site. May make an appt come and see see first, buying or not no issue, just at least some info you know for comparison.

Hi all lowyat property gurus, I have 2 other friends looking for real ToD, due to complete in 2027 or after.
Real ToD, with direct access, not some covered path by road.

Any suggestions for new projects since my last question here 2 years ago? By the way, my friend went for Perla back then

Your friends may want to consider projects in Kwasa Damansara such as Linari (direct access to Kwasa Damansara MRT station is the connecting station for MRT 1 and 2) and Dedaun Rimba (around 500m uncovered walkway distance to Kwasa Sentral MRT 1 station). They are technically located in Shah Alam but is right next to the PJ/Kota Damansara border and is within 10 mins drive away from Subang Jaya.

FYI Dedaun Rimba by YTL is having an event today and tomorrow (14 & 15 June 2025) at their Sentul sales gallery to sell their bumi release units.

Many asked wanna buy real TOD but with affordable budget…actually I also looking for that 🤔

In Malaysia if you capable to buy over one million price property, public transportation is just a plus point not a need…. Quality surrounding neighbouring is pivotal point for sure

TOD but don't want the noise, need to be low density, exclusive, 1000sqft with 3 bedroom. And did I forgot to mention, must be less than 350k.

Maybe 20 years ago can find a this price.
