Hi, is this condo is still a good buy for own stay

Went to this place. It's quiet and has a big garden with big trees.

It is near LRT and the rental yield is not bad

The con side is it is really old and strata title is not out.

Will you consider buying the property for own stay if you were me.

Let me hear your thoughts. Thanks

Most of the bank do not finance property without strata title.

if no budget but need to live in BJ, yes it's a good place and can even look into anjung hijau nearby. if u have budget like 500k above can look for casa green or z residence.

I think with the pricing and the big layout, Bukit OUG condo consider quite ok if for own stay. However, except for the strata title issue and the building is a bit old that you mentioned above, another point was the traffic in front of the entrance is always congested. The residents are queuing to enter into the condo.

Yes. I heard the liquidator is in the midst of converting it from residential to mixed development

My budget is about 400k
Anjung hijau is almost as old as bukit OUG condo but it is more expensive and far from LRT.
I would think in comparison, bukit OUG condominium is a better option.

try to search for rumawip you will have 100k to spare and you get new unit. Or those that integrate into open unit project.

Think twice before you enter. With deteriorating building and subpar JMB, you will have hellish life to stay there.

You will face problematic lifts in ur daily life too.

I don't really know who live there
Mind explaining what you mean those integrating into open unit project
Don't consider rumah wip as it takes a few years to deliver VP and the location is always less favourable, near highway or power grid etc

Spend a day there, look at who go in and out the area.

See you comfortable or not. Some ppl ok some not ok depends on individual preference.

Or best rent first and stay 1 year see you like it or not.

Few years very fast only. Just nice to save up for reno

i personally think that anjung is more suitable for own use due to more practical layout with balcony and greener either facing park or golf club. the reason anjung might be slightly pricier it's becoz it situated in centre of BJ that gives u higher class feel. whereas, oug is more towards investment as close to awan besar lrt. been in oug b4 as spot few blacks.

strata issue is one of these why it's cheaper.

Look at Kiara Residence or Casa Green also better than this.
Why choose an old apartment?
If like old one, Arena Green or Vista Komanwel also yield better than this apartment.

Platinum OUG got check it out? Also near LRT station. Further down from this OUG apartment.

Very true.

Must have a good JMB.

Good to rent and stay here for a while and experience the living there before buying

I am staying at Kiara Residence 2 hence I always passing by Bukit OUG condo. I did not really count the time. biggrin.gif

Sometimes I saw many cars want to enter/ come out from Bukit OUG and cause the road in front of the guard house is congested.

Btw, one of my part time Indonesian maids is renting a unit in Bukit OUG because of the affordable rental and the location is convenient.

My sister in law has one unit in Anjung Hijau. She told me nowadays Anjung Hijau banned Airbnb and the JMB is really doing their works in maintaining Anjung Hijau.

Just for sharing, according to my sister in law, one of the blocks that facing the golf course has a very good feng shui. whistling.gif

I just sold a unit here for 315k @ 1200sqft. Really a lot of demand here as I got so many calls for the unit that I’ve advertised.

FYi, my buyer’s loan was approved by PB.
