Renovations 30+ old Sri Gombak house without CF

I am planning to buy a 30+ old Sri Gombak landed property.
The previous owner can provide SPA and Geran.
But they did not get the latest CF after they renovated the house.

If you are in my shoe, will you proceed with the deal?

I have been provided with many opinion:
1. It is alright to have no CF since it will not affect the evaluation price
2. The whole taman is 30+ years and if the gov really want cari pasal, many already kena. But to date, nothing happen
3. CF is a must else don't buy
4. CF is expensive due to need find architect and runner to settle everything
5. The project happen 30+ years ago and the concept of CF for renovated is not sure exist already or not

Given this kind of scenario, does anyone know how to get a CF for the renovated property? And how much will it cost?

Renovation more to building plan approved by local council instead of CF, can try inquiry with local council. You are right many renovate even major one without getting local council approval and problem arise when they want to sell the unit as buyer’s financier will want to review the approved building plan else they will value the property per original build-up

This matter is solvable. But require time and money. May need to hire an architect who may been to draw up new plans and submit to authorities for approval. Find out the cost and knock it off from the purchase price.

I have a follow up question.
If i plan to renovate my house, does that mean the previous CF is not really important anymore since i will renovate and i still have to resubmit one for my renovation ?

Just need to have the plans for renovations to be summited for local council approvals 👌

When u purchased it and your end financier will need the valuation report. the valuation company will investigate and will state the CF is exist or not (confirmed have CF). normally have and everything stated in the valuation report and will show the market value during past 12 months nearby ur house area. no worry about this as long as follow the renovation guideline and get approval. everything will be fine.

normally just CF from original developer.

Many renovated with majlis approval drawing to get CF is expensive and time consuming. so many don't get the updated CF. Without approval/ lost the approval then dunnid say d la.

In your scenario if u die die want CF then dun buy lo. cos if im buyer i will be like, no cf, u wan then wan dun wan then dun wan.
