Ara damansara again. Why so many lelong there still so many new projects. Last I went there for breakfast the commercial like all so so only, mcm not so convenient unless drive to Subang or PJ area. So many condos but commercial and facilities around that area is not ready yet imo huhu

Stumbled upon their booth today at Citta Mall.

Looks like it's confirmed that it's called TriAra with a focus on multi-generational (bigger units?) homes. Will probably speak with the agents there later to find out more if I've the time.

next 2 Lotus got 2 large plot of land- one is next to H2O and another is opposite. Wonder which one.


just google- seems there still many green patches of land and developer will build on every single piece eh. if that is the case.... easily another 8-10 projects. Lotus also can be knockdown for more developement value.

Yeah, a few eateries around here but none really proper. Kopitiam standard below par- so far i've been to Hock Seng, and Tien Tien lai (which is half dead). Something about feng shui here... this area just cant bloom, including oasis square, NZX area and also the Jatujak row.

Pros:
01. Walking distance to Lotus, literally right across the street.
02. Surrounded by commercial areas. (Dataran Ara Damansara, Taipan Damansara, Oasis, Citta Mall). Not highest of quality but still decent where you can get almost everything.
03. Very near to Subang Airport without any jam too as you are going against the flow of traffic. (Good for airline staffs, engineers that work at Subang Airport or Pekan Subang Industrial area)

Cons:
01. Bottleneck traffic in and out of Subang or PJ. (NKVE Subang Toll, Tropicana Junction Road, Connection to Federal Highway all are crazy bottlenecks during peak hours, really good luck)
02. Low cost apartment is directly behind the development. (Safety issue and notorios parking anyhow attitude at low cost apart. are not a good sight at all)
03. Subang Airport the runway itself is just 2km away. (For now maybe small aircraft, so as long H2O owners not complaining should not be too big of an issue. but remember there is a new development plan for Subang Airport which might increase the number of aircraft and size too something to take note of)

Without looking at the layout and price above is a brief pros and cons i guess.

Block B - 23 floors, 158 units
Block C - 18 floors 146 units
Total 450 units

Land size approx. 6.9 acres
On Jalan PJU 1A/7

saw their bunting and roadshow in citta mall, looks like a good size and only 450unit, the sales explain is residential title as compare to most of the other apartment which is commercial title, good buy ?

Location, location, location are keys to buy or not to buy. Good buy is very subjective to personal neh...

Anyway, this project seems target customer/buyer for own-stay with own-transport.

Following their success is myra they are now chasing ok the momentum to launch another in Ara. Smart move but pricing must be affordable otherwise may be too risky

Kalau 3 mil for dslh, baik aku beli DPC landed...mungkin Boleh dpt....I rasa

Anyway, back to TriAra ini, kalau tengok baik baik gambar scale model itu, I rasa this is single loading type because 146 units over 18 floor, will give you 8 units per floor. Block B about 7 units per floor.

and itu ground floor punya unit ada balcony terus masuk ke facilities deck. See the attached picture, there seems to be an awning stretching the entire length of the tower for ground floor units. All 3 tower has it. These ground floor units will be premium as it has direct access to facilities and that landed feel.

no layout plan has been shared publicly cause not finalized yet (told by agent).. if you want.. can go citta mall to see the scale model and probably talk to the agent for the layout

scale model look so boring and dated.
with such a huge site, can't they limit to one or 2 blocks instead and leave more space for ground facilities/amenities?

450 units over 6.9 acres is good.
pure residential title is good
flexi-wall concept for demolition is also good

I heard there are two future developments left and right on that crossroads. Hopefully not more condo's lah. Needs to be better commercial sectors to support the auto world there. This project seems interesting for the right price. With subang airport transformation may be a good one but need holding power la.

According to the video/review, it would be fenced up and only can go in through the main entrance which is not facing the ppr, unless you park your car outside.
But for me it is also still a concern as well.

Yup, 8k cheque. Agent said it's due to "high demand" for facilities hence the price adjustment. Eventhough facing PPR, but the facilities level is lvl6 which is already higher than the PPR. Odds are you will only see the PPR roof for facilities facing.

Don't mind me asking, are you looking to buy for own stay?

My opinion, go with what make sense for your budget.

General pros and cons i've gathered so far

1) Facilities facing:
Pro - unobstructed view as surrounding area is fully developed, nicer view of condo landscape and pool. Maybe cooler also due to greeneries.
Cons - more expensive, swimming pool can be noisy as only 1 pool for 3 blocks (but it could be white noise for some ppl)

2) Main road facing:
Pro - cheaper, small chance can see golf course? lol
Cons - 2 undeveloped piece of land which could potentially obstruct your view to certain extend. Silver lining is both piece of land is owned by SD as well, so i don't think they will self sabotage. Potentially road noise from Subang airport road.

i agree, for this price with ppr next door is a disadvantage. it's not like cantara area there where you can walk nearby to other eateries.

I thought the price is quite reasonable (after discount) for the location.
but of course cantara area has got more eateries, etc.

yup, noted your pros and cons. thx. I'm looking for own stay, if that's possible.

But as usual, SD properties always sell well in this area and i remember it is always sold out like very quickly.

about this sewage treatment plant, is it a closed type or open?

Edit: Measured it on google earth, it is about at least 500m on a straight line basis.

Maintenance fee is 0.40 and all garden units has a roof to prevent rubbish from higher floor landing into the garden 👍

Went to meet my tenant at Cantara. Went next door to check it out today. Very spacious layout. Only concern is the location.

I wonder if the units next to lifts and trash room are ok or not, but with good parking levels .. on the other hand, further away from lift but higher parking levels. Difficult to choose..

the better units (eg, premium block, facilities facing, bigger units) is around 700++ psf which is still pretty reasonable from a renowned developer. Definitely cheaper psf than similar development like Cantara (i guess the flipside is Cantara may have more facilities)

Hi guys, i just came across this project and very interested in getting one. but abit concern on the sewage treatment plant nearby, will there be any smell or potential issue from that. besides, some other people who lives around that area mentioned that there's some illegal motorbike racing during night time there as well. anybody can clarify that? thanks in advance
