Boss, Did you go to the site?
Check the land elevation if flood is your concern.
I believe this land is rather low and there is a river nearby, Sg Air kuning I think. I can't be sure but I did pass by that area when checking out Utropolis and UOW sometime back.

I passby only, didn't do any study. Maybe the place I mention is different from your ....π
