A RM20 bil gross development value (GDV) mix-development project that will be situated at an altitude of 914.4m (3,000ft) above sea level in Gohtong Jaya, Genting Xintiandi brings forward a mixed-use development centred around Live, Work & Play.

Spanning across 24.3ha (60 acres), Genting Xintiandi is a mixed-commercial hub with service apartments, hotels, bus terminals and commercial space jointly developed by Genting Malaysia Bhd (GENM) and Aset Kayamas.

The development consists of 37- to 60-storey high-rise buildings with a panoramic view of the city skyline which consists of eight phases with Phase 1 now open for viewing at the sales gallery.

Phase 1 features four towers of fully furnished service apartments, with 2,600 units designed with the needs of the diverse homebuyers in mind.

It comes in three types – Type A has a built-up size of 42.2 sq m (454 sq ft) with one bedroom and one bathroom, Type B has a built-up size of 63.8 sq m (687 sq ft) with two bedrooms and two bathrooms and Type C has a built-up size of 90.4 sq m (973 sq ft) with three bedrooms and three bathrooms.

Phases 2A and 2B will also include service apartments and business space while Phase 3, located in the centre of the site, has been proposed as a commercial hub consisting of a bus terminal, hotel and business space.

Somemore there are few condos surrounding for airbnb as well..
Very competitive market at that area.
Furthermore this developer's workmanship not that good.
Don't think it's a good investment

i read that too and i am just wondering how is it enforceable?
how to even track 3 days per week and 180 days per year?
3 days x 52 weeks = 156 days only but contradictory with the 180 days max again??? so which is which?

After defect period, still doing repair work on it's shoddy workmanship.
Sub contractor will cut corner whenever is allowed.

I do get the idea where IronManz boss is coming from. AK and Genting also want to maintain their reputation, most importantly it’s gonna be one of the flagship development for Genting group in Gohtong Jaya area.

But I mean things could have change by the time they vped.

It’s quite a hype among investors. But dk whether it will materialise in the future when they handover.

You know I know Trop*** changed their plan for their township after selling quite a number of units to purchasers.

Went to showroom last sunday aka ytd

so many people and units being snapped immediately after launching in a month time if not mistaken last saw only 3 or 4 whites and the rest are red

Rm5000 booking fees though advertise as joint venture Aset and Genting but the seller is IPG holding something

told me confirm construction next to it is a new so called Genting Arena of Stars fitting 17000 ppl with a shopping mall that will be manage by Genting itself to build

i saw they already flatten the ROCK land for construction for the mall
the condo will have link bridge to the mall

a question to ponder, why not build the new Arena Of Stars on the top of mountain instead of that place which lower then gohtong jaya
top of the mountain will have more crowds and more people to go casinos after concert

i have no idea about Genting in property but of course AKM isnt a reputable developer

Arena of stars now on top of mountain usually host the oldies singers like Air Supply, Il Divo, Sam Hui , Sally Yeh etc around 5000 seats

and latest last week Aaron Kwok Foo Sheng for 4 nights , fully sold out ticket

last i went for Msia Lion Dance competiton was full house though

anyhow such place only fill up with people during weekend, public holidays, events, normal days are quiet

Buyers maybe see the Genting name to offset the worry on the partner

I guess that's why they do the new arena on flatter ground for the capacity

i did visit the show room gallery, i also pay booking fees and try to get a unit. but currently in waiting list, 90% sold out for block C and D.

i have do some analysis. below are my comment: -

1) actually over there got few new condo over there, how come still got buyer. below are the project is on going and newly completed.
a. Antara - Aset Kayamas
b. Twinpines - Tropicana
c. grand ion majestic - NCT group
d. Tropicana Paradise Villa - Tropicana
e. Geo Antharas - Antharas Hills
f. Midhill
g. geo38
h. windmill
i. avalon - Tropicana

2) i always stand as investor why no worry to invest on so high place. then i found out the future development plan as below image. In future i believe Genting highland is one of big entertainment city in Malaysia
a. king's park
b. new bus terminal
c. arena star stadium - 16k seats
d. xintiandi retail shop and bar street
e. pavilion Genting
f. entertainment city called Tropicana Paradise, which will consist of indoor water theme parks, ski resorts, aquarium restaurants, roller coasters, go-karts and more

Concentration risk, I don't recommend for investment purposes. Holiday home or wanna experience as self-airbnb host are ok if have extra money.

Else better investment opportunities out there.

some agent said yes, some agent said no... sometimes we cannot 100% trust the sales agent... they just talk without proof... i believe future got ... else how the ppl from the top go to watch concert in this arena.

must be come with one package, before or after the concert they can go to the peak for short trip.... else they will not stay longer in airbnb.

I believe they relocate Arena of Stars to this place is to attract people to stay there. Imagine if there's not even a single major attraction at XinTianDi then its probably going to be hard to sell this project. Now at least for concert goers some will prefer to stay there after concerts.

Also once Arena of Stars is relocated, the existing empty land maybe Genting can use it to expand the themepark or do something else. I believe Genting has this figured out.

Anyone from this forum bought this project?

But they should. With this new location they will be able to attract more artists to perform here rather than axiata arena. Since current arena of stars capacity is very small lots of promoter will give it a skip. But with this new arena landscape for the entertainment industry will change a lot.

FYI , all rooms will have same furniture until bedsheets and curtains & electronics , same layout even door access are all digital

i think they might got plan who will be doing this

concerts at arena of stars is meant for whales, unlikely to move far away from casino.

this is not the first development near gohtong jaya. how is occupancy rate and room rate of airbnb at other gohtong jaya development?

That’s worrying tho from what I see.

It’s great to have great influx of people that helps in boosting the locals economy. But on the other hand, what to be implemented to accommodates? Infrastructure upgrade? Meanwhile environmental concerns and issues has to be addressed as it is located on a higher ground/ hill and not the flat land.

Developers have to address all these concerns for a sustainable development. If fail to do so, developments are actually placing buyers in risk.

It’s neither beneficial to both parties. And the state gov have to really step in as it will eventually affect the local residents safety. Please not let another disaster to happen then only we rushing for solutions.

Based on my quick research, Xintiandi seems to sell at a cheaper price comparing to Tropicana Twin Pines, about 10% lower Per Square Foot price and yet offer nicer internal design and furnishing, and with more variety of common area facilities. Do you agree ?

I have lawyer they have around 350 clients sign SPA already. There are another 7 law firm handle XTD SPA.

In the long run, more units means more competition for hotels and Air BnB types which is good for the holiday maker but not so good for the hoteliers and owners.
