Interesting comment, but it's true that boringness should also be considered though not as crucial as quality and reliability for a condo.
Which developer's designs are not as boring? Exsim?

Design can be quite subjective. Maybe that could be one of the design elements for every sunway development.

From investor point of view, design is secondary most importantly is entry price that directly affect cap appreciation and rental yields.

If wanna have something special, can go get arte Solaris. (Haha everything come with a price in a long run ie maintenance fees 😩😫)

Recently, there’s another land dispose by Rapid Synergy to “Exsim” which is quite close to land sold by YNH to Sunway.

Would be an exciting spots for development in the years to come.

Question then is in an ultra competitive high end market like MK/ Sri Hartamas can Sunway deliver the goods to stand out amongst the score of other developers? They have always been prized because of practicality and predictability.

I think as Sunway is already one of the top developers, plenty of condos under their belt, should be no problem competing in MK and selling well, especially to investors who are conservative and risk averse.

Yes agree on that.

Pricing need to be competitive as they often add premium to their branding and profile as branded master community developer.

Hear say that they will launch it in 2026.

Good questions. That would depend the plot ratio they’re getting from the purchase from YNH.

As YNH is currently in the process of applying a higher plot ratio from local authorities. If I’m not mistaken, Sunway will pay extra 50mil if YNH manage to get a higher plot ratio for this piece of land. Thus, psf they’re asking would depend on the cost they’re acquiring the land based on the plot ratio.

Good example of SV3, higher plot ratio hence lower psf. That could be applicable to Desa Sri Hartamas as well. Most likely to be TOD with proposed mrt 3 station nearby.

Not much news updated. From the previous articles, they should be signing the SPA end of this year…however no news yet.
