KUALA LUMPUR (May 25): YNH Property Bhd’s land deal with Sunway Group Bhd seems to have hit a stumbling block as Bursa Securities has raised more questions on the transaction. On May 16, YNH Property announced that it was disposing of a piece of land measuring 5.09 acres in Desa Sri Hartamas to Sunway’s wholly-owned subsidiary Sunway Living Space Sdn Bhd for RM170 million cash.
However, it was issued with the first query by Bursa Securities which had 26 questions, to which it replied on May 19.

QUOTE(OceanMonster @ May 27 2023, 11:42 PM) This piece of land is super strategic. Hope Sunway can link up Sri hartamas and Mont kiara using this piece of land. Hi yes I do agree with that. Considering the distance between this piece of land to Garden International school is still consider walkable if they construct a pedestrian walkway. I believe it’ll be TOD if the mrt 3 Desa Sri Har tamas is nearby the site. If price below 1000psf, park first. Hope Sunway don’t disappoint us.

QUOTE(eimajz @ Jun 14 2023, 08:35 PM) Bursa query this transaction may not proceed or go through if YNH don’t explain properly to regulators. Yes due to the funny request by YNH on changing the plot ratio.

QUOTE(IronManz @ Jun 14 2023, 11:48 PM) Ok, have to wait a bit more before we see a new Sunway launch Anyhow I guess we won’t see it launch that soon in these 2 years. Earliest by 2025 if economy revive as expected. If there’s a downturn, it may only be on the market in 2026/2027.

QUOTE(IronManz @ Jun 15 2023, 06:23 AM) Interesting comment, but it's true that boringness should also be considered though not as crucial as quality and reliability for a condo. Which developer's designs are not as boring? Exsim? Design can be quite subjective. Maybe that could be one of the design elements for every sunway development. From investor point of view, design is secondary most importantly is entry price that directly affect cap appreciation and rental yields. If wanna have something special, can go get arte Solaris. (Haha everything come with a price in a long run ie maintenance fees 😩😫)

Recently, there’s another land dispose by Rapid Synergy to “Exsim” which is quite close to land sold by YNH to Sunway.
Would be an exciting spots for development in the years to come.

QUOTE(A.B.D. @ Mar 11 2024, 12:43 PM) I think as Sunway is already one of the top developers, plenty of condos under their belt, should be no problem competing in MK and selling well, especially to investors who are conservative and risk averse. Yes agree on that. Pricing need to be competitive as they often add premium to their branding and profile as branded master community developer. Hear say that they will launch it in 2026.

QUOTE(Aimer247 @ Mar 21 2024, 09:26 AM) What do you think the launch price will be? 1million? how many sqf? Good questions. That would depend the plot ratio they’re getting from the purchase from YNH. As YNH is currently in the process of applying a higher plot ratio from local authorities. If I’m not mistaken, Sunway will pay extra 50mil if YNH manage to get a higher plot ratio for this piece of land. Thus, psf they’re asking would depend on the cost they’re acquiring the land based on the plot ratio. Good example of SV3, higher plot ratio hence lower psf. That could be applicable to Desa Sri Hartamas as well. Most likely to be TOD with proposed mrt 3 station nearby.
