 Serviced Residence vs Condo

What is the difference between a serviced residence and a condo? Heard that serviced residence comes with commercial title but we can apply for residential tariff, is that true?

Serviced residence just workaround for developer to build residential unit on commercial land of course with higher density, only selected type of serviced residence can apply for residential tariff applicable for TNB only, for water tariff unless it's on individual meter else commercial tariff apply

1) Cannot apply for residential title if serviced residence is under commercial title, think you confused with "residential tariff rate" for electricity bill.

2) Serviced residence - gives leeway for developer to build and market residential high rise, with much higher density than if under residential title (residential title typically got lower cap cap on project height and density).

3) Only certain types of service apartment can apply to change to residential tariff. Usually only if it's "fully residential" property (read: no units or lots are sold/leased for retail purposes) and/or the property is sold with SPA that's under HDA Schedule H, but not always.

4) Serviced apartment because it's under commercial title, will usually incur higher rates for parcel rent/quit rent, assessment tax, water tariff bill. These cannot be changed or apply for residential rate.

Service residences will normally have sprinklers in every area of your unit. Bear that in mind when renovating.

If i am not wrong in Sel only, but not KV service apartments

They have to. It’s essentially treated like a hotel where the sprinklers are mandatory.

There is a real issue with the backbreaking densities of your typical serviced apartment nowadays coupled with the partitioning shenanigans. We are one disaster away from having this entirely reviewed. Whether it’s a fire or people getting trampled in stairwells.

This country is reactive not proactive. All the laws are done that way. The attitude will be why stop the gravy train until something bad happens and public demands for accountability.

Maybe another Highlands Tower is needed to remind people that things can go sideways rather than focus on dumb things like rainbow watches.
