It’s only a matter of time before internal bank valuations here are looked at and overhauled. In other countries the bank valuation can be way lower than “selling” price especially if you’re borderline case and u gotta cough up cash if u want the property.

I think there would be some feeling of shame as well thinking back how greedy they were. GG, greedy gambler, not a good combination.

spa can be any whim and fancy price; whether consistent with banks valuer, vendor is willing to pay additional rpgt and stamp duty is another matter.

Yea there was a bit of greed element but who doesn’t want to do better in life? The problem was ignorance and trusting robbers.

when the old uncle wearing slipper teaching people how to invest (without showing u what he owns), how many will listen or will call that uncle as snake oil seller?

If one wants to invest, must learn the knowledge first and do lots of homework and work hard go to survey around and not just ask for tips what to buy and then jump in buy blindly by listening without do own due diligence.

No need rush la, if want just buy one affordable one. Slowly access from there. Then see yourself really prefer this kind of investment or not, like have time for property maintenance, tenant management, finance management.

Many youtuber, agent, guru, all just show you the best case scenario, but doesnt really teach you the drawdown/cons when shit happen.

There’s an element of critical thinking that is required in any investment decision. You can inculcate it by hearing SA marketing spiels and property guru videos. All of this is free and readily available. You will become immune to their siren call and the Venus fly trap that is a showroom. So as the innocent fly you must be able to venture into all these traps and not get caught and you shall learn…
