My memory was thinking of the enclaves in damansara Heights and i somehow confused it with bangsar. Sorry. In Seputeh i was thinking of my friend's place mutiara seputeh, looked quite new to me, but she told me its more than 10 years as of now. anyway- how do you define 30 mins from KLCC? very subjective eh. assume average speed 100km/hr- so a 50km radius? Rawang might also can reach KLCC in 30 mins right?

better to buy a RM1m freehold 2-sty house in PJ and spend 500k to reno.
after spending RM1.5m on newly completed there's is no guarantee you won't find costly problems to fix later making it closer to RM2m and not favourable location either.
in establised decades old neighbourhoods, normally newly completed means also on less favourable land

Need a lot of time and money… Now a lot developments with nicer landscaping and proper public amenities planning… even though a bit far away from KL city Center… but still attract many of buyers… these developments eventually will growth to matured township example Setia Alam, Kota Kemuning

a big no-no for me for older PJ houses is that the whole taman is not designed with security in mind. too many lubang for robbers to access. renovating with 500k in that area is sure way to put yrself high on robbers’ target list.

Bandar Kinrara BK 5 to 9. Near to Pavillion Bukit Jalil and university and International school. Can use MEX, Sungai Besi highway to KL for work. Easy connecting Puchong, Sunway, KL, PJ, Shah Alam via KESAS, Bukit Jalil highway and etc roads. The landed not so old and if lucky can find those renovated one within your budget. Big size too. Connect with the agent in those area to look out for you. Get the contact from iproperty listing, not necessary on the property that they listed. Some unit they don't list out to save advertising cost.
