This project macam want stand toe to toe with sunway flora, concept almost same, or even better, it advertise semi-d in air.

Location wise seems better compare to flora, but also next to rumah wip and school and the super long kinrara traffic light, jam time will be jam.

But also closer to commercial area tho not walking distance either, another down side is not near lrt but i think buyer dont care.

One of the major concern will be developer itself

it's at border line of BKT Jalil and Kinrara , Puchong.

the road access is not good there. one lane road.

Developer is likely the major factor leaning people towards the project further.down the highway

I go ard there weekly on weekend , but i dont stay there, ya the traffic light and weird junction design is the main cause of the jam, not my fav location, in fact flora side isnt also …

Got info from agent Ayanna Residence prices start from 650K and layout size will be 1155sq and 800+ unit.. no small size.. Freehold..

This project will have bridge connect to lrt? Or any covered walkways? Since less than 200m away.
Kinrara access cannot always problem for peak hour.
Normal hour just like usual.

Not as low dense as being claimed by Trinity SA. Agree that Avantro location is much better but someone told me Avantro psf would be lower than Elita.

The developers will be suffering from the highrises which including SAMM units unless bigger land and separated the SAMM to another block and sell lower, but not sure who is going to buy if there are so many SAMM since so many RumahWIP / RSKU around too.

If not mistaken, when I acquired the Pulse, the developer will refers a third party agent to apply the SAMM process. Unsure how it works but they were not the agents selling the normal typical units.

SAMM not mean for investment.... even though owner may misuse it as investment tool, but if want to sell in open market need to get consent from state government and must sell to person that qualify for RSKU / SAMM... so there is no room for capital appreciation...

The access road, Jalan Mas, is very narrow. Do they have plans to expand it since it will be supporting 2 big developments in the near future.

You mean Jalan Kinrara 1 right? The main road for this Ayanna Residence.

Everyone hopes that gonna happen for the past 10 years. At least make it bigger like Jalan Kinrar 6 (road beside Giant). But it's still the same and getting worse. Hopefully, it gonna change when this project (Ayanna + Selangorku) is completed later.

Ayana, can expect accessing to main road leading to Puchong going to be super duper jam esp during peak hours. Road is narrow and going to be bottle neck all the way to sunway toll plaze. Those who working PJ will be very stressfull using this route.

Jalan Mas is the inner access road. Jalan Kinrara 1, turn into Jalan Mas and then Jalan Mas 1.

The landfill was never cured and whatever that was dumped was never cleared, despite all the complaints, protests, news etc. The bad smell was at its worst as reported, especially when rain. The dumpsite stopped after the reports hoo ha, but it was never cleared (as you can see from the pictures of the dug up piles of rubbish). Also then Covid came, lockdown, that’s why all stopped also. So for a while it was bushes and trees then they just cleared the trees, not rubbish, as indicated in the Jan 2022 pic, and most recently. Can still smell the bad stench whenever there is breeze.

Could buyers reach out to the developer to ensure all that is dug up when they do the piling?
But even if the area for piling may be dug up before piling, the other parts where there's no piling should also be dug up, otherwise may affect the surrounding drainage, and just imagine the carparks, they'd be near to the undug waste

When overgrown with bushes & trees, no smell, but when after they cleared the bushes and trees & stir the rubbish pile. smell come back, then trees grown back again, until recently cleared the bushes and trees again, smell when it breeze.

Don’t think there is any law to enforce on developer to do so. It is amazing despite all the news etc they still got the DO approved, despite protest letters sent in to DBKL on the congestion around the area when developer indicated their intent for the development. Interesting also you mentioned piling, coz also wonder if the piling will stand with rubbish piles hahaha

Ya bro, interested to hear what the agent’s explanation. Don’t get me wrong bro, the vicinity is nice to live around with the connectivity, malls, shops. Just need to go in with all the info and make a conscious decision. FYI, Ayanna will be facing the development beside that is RumahWIP, Vierra residence by FajarBaru. Also PJD link will be coming if approved by state govt.

just got back the response from agent, he said that developer is well aware of this issue and said the land was purposely left there and expose under sun to let those chemical evaporate on its own.. previously they did 1 round of cleaning already and will do another round before start building this Ayanna (probably part of the task during piling).

as for the rumawip, confirmed with agent, they are actually facilities facing facilities.. so there will be a gap between both project.. however, my concern now is the traffic situation.. cause the rumawip got 1604 units :/

Thanks for sharing the update from agent. Not sure what is that 1 round of cleaning coz there was never cleaned, after that MCO and just left there. If the cleaning is referring to clearing of bushes and trees then yes circa Jan 2022 as per pictured, but didn’t clear any rubbish or seen any kind of cleaning. Will see if they do any “cleaning” as claimed before start building. Anyway, congratz and all the best!

Huh, thought it's rock solid Ayanna already for you.
Which other areas you checking out? I felt Atera's facilities were quite ok, in that you could move between those of the two blocks, and they had a few sports ones. Sunway Serene has some water recreation like lazy river?

no la bro.. i got few options on hand actually: Ayanna, Tri Ara, my mom's 2nd house down the same street where i living at rolleyes.gif

still comparing the pros and cons and calculating budget

I was just pointing out some where they gave resort style or park style facilities like Ayanna.
For Serene, maybe too expensive for most people?

maybe that location not preferable ... cos it at boundary between Jalan Puchong and Bukit Jalil... adjacent project The Andes also not doing well in subsale and rental

Probably 3 factors;
- With a RUMAHWIP beside and Ayanna all >1000 sq ft units
- Ex-dump site with narrow existing Jln Mas road,
- Not from top 20 developers

I think Chin Hin ok and overall the project also ok with such price, just the density of the area and accessibility of Jln Puchong. Good for new home buyers or upgraders who wish to have larger size yet not willing to pay extra and lack of cash for downpayment or renovation.

Most projects use agents to market normally will be busy with visitors, 70% of them are probably hunting while 30% of them unsure what project they going to view until they visited the sales gallery.

Price and PSF could be the key, if one can accept the accessibility. Location consider ok, just in and out bit susah.

1. Entrance and Exit with almost 1600++ units which equivalent to 1600++ family with 1 or 2 car transport.. In and Out narrowly (scared scared) Remind me of Jln Pipit.

2. Ex Illegal Dump Site - This is definitely something out of a normal citizens liked me.. not knowing how harmful the dump/waste site could possibly threaten our health..

Should any Sifu share more thoughts on those 2 points??? Appreciated in advanced.

Stanley, as long as you still have concerns, I would suggest you check out some alternatives. It's not cheap paying the installment monthly, and it's for the long term, so should buy with peace of mind. Can start with nearby similar projects e.g. Avantro, Elita, ...

During lunch time i visited the "Trinity Elita" showroom, saw the 4R2B type layout, and quite impressed with the 20ft living room space and of course their nice kitchen interior which attract you easily...
The package offer was slightly different now, compared to the early launch

Pros:
- Impressive Living Hall Space - 20ft.
- the Study Room (smallest room) can turn into utility room if required.
- Kitchen and Yard Layout suit my preference.
- Nearby plenty of shop lots, food, light grocery at your convenience at walking distance.

Cons:
- Master Room not spacious enough.
- Tandem Carpark.

In my cases, Ayanna layout design was more suitable at my preference at the moment (looking for an upgrade of my current condo size and better location) but only IF i could ignored what will be happening to the junction across the narrowly entrance/exit road at Ayanna or the bad comments about their past projects (Aera Residence or 8th Steller Sri Petaling).

Surprisingly, upon checking Amber Homes developer they seem to be doing quite a solid work with Aster Residence and overwhelming response / positive comments coming from residence/owner inputs. Hopefully, they're able could maintains their consistency with Aurum Residence. Definitely will give a visit too, also learned that they've just acquired/converted as a FREEHOLD from LEASEHOLD recently.

Apparently, I'm just too desperate for getting a unit doh.gif and kept looking for more information to justify my decision making. Thanks again, Sifu @bigman for your advised, and hoping to learn more from you guys too.

i was confined by BJ due to the fact i've been staying in Puchong and BJ was closer to where Working Office (TPM and Bandar Puteri). Post Covid, i'm 100% W@H employee and you're exactly right should broaden the available options for better decision making..

Will plan something for this weekend to go through all of them smile.gif Thanks again for both Sifu's Bigman and IronManz, hope to learn more from you guys too.

Congrats, first home landed is good. Happy hunting, many developers in KK, best to check which project has better access to nearby highways
