Recently I have been approached by several agents about a project called Kondominium Akasia/Residensi Gemilang (I think by PPHM, based on my research, the agents won't disclose confused.gif ), heard that it was previously for the gov servants (PPAM) but is now open to the public (anything to take care of? shakehead.gif )

RM400,000 (1200 sq ft)
RM 380,000 (1140 sq ft)

- 3 bed 2 bath
- Siap bina unit, ready to move in
- 580 units
- Leasehold
- 500m to LRT
- 1.2 km to Pavillion 2 (Bukit Jalil)
- Pool, futsal court, community center etc..
- Comes with free SPA Legal Fees, 2 side-by-side carpark

The price per sq ft seems not bad for the area, but not expecting too great of its furnishing, it appears to be like a low-medium cost apartment as compared to the surrounding projects, any otais here heard of this project? rclxub.gif

I am planning to visit the unit, as a first-time home buyer (Sole prop), any advice on what to keep in mind during my visit? icon_question.gif

Thanks for your advice. Besides that, are there anything to take care of for this kind of unit/developer? Or as a first-time buyer (Sole prop)? Here are a few to ask during my visit:

- Booking fee refundable
- Residential/Commercial
- Maintenance fee
- Service lift/lift units
- ADPL
- Loan margin/banks

for me, it's consider a low cost apartment, but not low until like PPR. its actually near to alam sutera LRT, maybe within 1km distance.

if you dont mind to go moderate lifestyle and just wan a house to stay at BJ area, its actually ok i can say that.

however, for me, i canot withstand my facility in the future will become sunway lagoon.

The 500m to LRT stn maybe measured using radius.
Speaking on walking distance to the alam sutra lrt stn, it is more than 500m. It is easily 700m.
Sweat if climbing up the sloop from lrt stn.

cannot see the unit, just can see show room, show room same location as the condo.
depend on budget, if you have budget then sure go higher, ask a lot agent, if new project all also above 400k.
this is cheapest I found.
walking distance to LRT and near pavilion too.
Can rent or stay my own, doesn't matter.

Previously for ppam, now open for free market (post #1). Is this a one time waiver only or perbatalan? Subsequent transfer is still restricted?

As i know an approved land DO sticks for good unless batal.

If no concern, just NFA (no offence taken). If rings a note, do your due D

I took corner unit facing east, for Morning Sun

Yellow means CTOS checked and deposit RM1000 paid

Anyone got the parking lot layout already? Been told that each of us gets 2 parking lots: 1 at the top, 1 at the bottom. Nobody gets side by side parking for both lots. Can confirm?

Also, I noticed the Fiber Optic point connection is not specified in the SPA

You may still opt for non-wired connection such as data plan from telco etc. For the FO connection, they can say they will provide. But that is just verbal. If in the end they don’t provide or say there are issues with the wiring, it is not their contractual obligation to repair

and need to go to either 1st or ground floor then can walk towards main block then take lift to own units

fair but then not convenient loh

later 1 at highest 1 at lowest

Ask all your neighbour, JMB to submit too so they know got high demand and they will come in to pull the fiber optic in.

imo blok B at a worst location compared to block A view wise

at blok A even corner unit facing the upcoming ren residence can have pavilion view thru each bedroom. Only living room window will face Ren residences

the land in front of blok B is empty small plot of land. smtg might pop up in the future. u facing low cost/medium cost right beside u also

and its facing a T road junction so maybe bad fengsui for some

when im buying also CB agent rush rush rush say good good good

luckily the price is ok or else agent, morgage consultant fella, panel banker all shit. It feels like this is their 1st project all doing work like newbies until i wanna puke blood

they need to know no army family wanna buy this project thats why they need to open to public

I wonder if they gonna allow to tanam the aircond wiring and pipes later. Otherwise casing all over the house quite ugly.

The yard built with bricks with lubang2 also dont know whether can cover or not later...if cant, gonna be dusty.🤦‍♂️

cutting grass is so much more cheaper than needing to maintain multiple pools like other high end condos

here only 1 pool need to maintain. no facilities room also and 1 exit only

so hopefully majority is paying maintenance fee and it will be reduce later on

currently agent say expected to be 30 cents to 35 cents per sq ft which is too excessive imo

My agent still ok, as for this good deal they guarantee this project going to be fully sold just the loan matters.

I now worrying the distance between the way exit to Sg Besi-KL area and the access to Pavilion car park is too short. Do you know where I mentioned? The cars all coming from Puchong/Kinrara are just too fast and you really have to be careful while getting to the right to exit, else you will enter to Pavilion car park. Sorry if my explanation/description not so clear or confusing you

from site to pavi got its own lane enter directly wirhout entering highway if im not mistaken so thats taken care of

and if u want to exit to highway go kl also the traffic still considered okay as the lanes are wide enough

Don't worry as you come out from the small tunnel, just slow down and exit to the right to Bukit Jalil highway.
Even morning also can exit smoothly.
Your problem will the traffic jam once into Bukit Jalil highway whether you go to Astro direction or Puchong direction also will jam.
Matter of how bad the jam on that day itself. biggrin.gif

When supplier come and service/repair the water tank, might have some noise and make the corridor dirty. And in the event that the water tank leaks, the water might flow or seep into your unit.

they say new rule is your loan must pass 1st then u able to lock units

I guess previous rounds alot lock good units end up forfeit

if they can do this u know they have the upper hand

The available units now come with unlucky number 4, 14...or near water tank or same level as bumi units
Undecided whether to proceed to place booking or not..

u buy for investment or own stay?

unit number for me dont mean anything if it can provide u good roi however ur next buyer might not think so

same level as bumi also i dont see an issue with that as bumi that buys also might rent out

and non bumi level also rent out

so u cant escape bumi

water tank near is ok just not above u

regarding deadline usually is deadline for banks side as when ur banker start processing ur application to signing actually have only 2 weeks period

the manager can cancel u anytime if u wasting their time

no... this is my third house and i can only get max 70% loan..
i dont have so much money to pay the differential sum i.e. 20% of the purchase price in 3 months..
i ask them if they can delay the signing of spa after i place booking i.e. sign spa in oct or nov, so that i can arrange for money, they say cannot.. so i didnt place booking.. sad.gif

Just sharing to you guys , I got clarification from the law firm, cimb Borrower need to sign supplementary letter offer from bank.. no need to sign any loan agreement, nothing to do with the loan agreement..

I took mbb loan no problem .. cimb only got hiccups.. maybe should check with the banker

The amount of space is mental. So much land and so low density. This really reminds me of developments in the olden days back in the early 80s and 90s, of low rise apartments and condominiums, a time when land was much cheaper.
