Yup you’re right. Major transformation of Jalan Segambut in progress that involves roads that are near this project. Also another huge thing for the community here is future MRT Taman Sri Sinar station which should be conveniently close by.

This property is a like sardine in between these Villa crystal and bukit segambut apartment

Any clear bigger picture view of the location vs nearby high rise?

I’m just concern about the road infrastructure outside the development. Looks abit tight and saw many cars parking along the road.

basically very small parcel of land, just in between Crsytal and Bukit Segambut apartment.
based on the outlook,
IMPO, most of the view of this Tangen is facing concreate wall
only have Mont Kiara View, for those units are facing bukit Segambut Apaterment

Location wise, it’s only 700-800 mtr away from the upcoming MRT-3 Sri Sinar station. Although this condo is sandwiched by surrounding condos, it is still a strategically located development.

Can ask YB Hannah to provide covered walkway for daytime use. For late night, better ask someone to pick up by car.

Involves a lot of money for land acquisition, tunnelling work on a massive scale, so it’s 10 to 15 years from now, assuming it’s not cancelled.

MRT 3 Sri Sinar is park and ride station, so i guess it should be near United point there, which has a big parking (under duke highway). The walk way is wide but very dark because of tree.

South & West directions should be almost totally clear.

Only a short building to the South (Bukit Segambut Apt.), Scenaria to the East and Villa Crystal to the North.

In fact Villa Crystal has a huge gap in between 2 blocks so a well selected North facing Tangen unit will clear view through the gap.

What advantages it has as compared to Villa Crystal which is just right next to it?

I think your RM 700K+ should be referring to their type B unit (1,281 sf), the smallest and lowest unit from this project is roughly RM 600K+ (1,033 sf). There is another largest unit type A (1,582 sf) which costs around RM 800K+

It’s just slightly more expensive than the neighbouring older condos scenaria and villa crystal, which makes the price reasonable isnt it? Per square feet price seems ok even comparing with entire segambut. Probably around median, just not the cheapest.

Different. Scenario & Villa crystal launching time is property market good time. Easily selling high price still attract many buyer

Plus Tangen majority unit view no good, that why no balcony..
So expensive unit with no balcony and no unique selling point, not worth to buy...

I think I can see the selling point for them, kind of strategic location, matured surroundings, accessible to major highway such as Duke, Jalan Kuching, LDP, pure residential title (so lower water utilities bill & housing cukai taxes), low density (only one block with 400 units), and the last remaining freehold land in the Taman Sri Sinar neighborhood.

However, as you mentioned also, majority of the units have poor views and no balcony, those are the cons for it.
