I think your RM 700K+ should be referring to their type B unit (1,281 sf), the smallest and lowest unit from this project is roughly RM 600K+ (1,033 sf). There is another largest unit type A (1,582 sf) which costs around RM 800K+

I think I can see the selling point for them, kind of strategic location, matured surroundings, accessible to major highway such as Duke, Jalan Kuching, LDP, pure residential title (so lower water utilities bill & housing cukai taxes), low density (only one block with 400 units), and the last remaining freehold land in the Taman Sri Sinar neighborhood.
However, as you mentioned also, majority of the units have poor views and no balcony, those are the cons for it.
