Is this the new project launch in Subang Jaya near to One City?

2Fifth Avenue is a mixed-use integrated development located at USJ 25 that consists of residential, retail & commercial. The development is poised to set a new benchmark on high rise living within the USJ area.

Yes, that was the correct location. Based on the info and google map showed there is a empty land opposite of mainplace USJ or behind the toll USJ.

I’m just curious about the access road to the site. As the current access road to One City wasn’t that pleasant and it looks like the land is kinda surrounded by major roads aka kinda landlocked.

However, curios about the entire packages offered by the developer.

From the past site visit to One City...it seems like the commercials around this part of Subang is not as vibrant as the rest...

Yes one city nt doing well, mct should revive the mall to rejuvenate the area. Nsk came in, should bring more big tenants

Based on the photo, its the land in front of mainplace which is also next to the highway

If u passing thru one city there is a big empty land on ur left side for quite long

If this is priced cheaper per square feet then maybe its a good buy

If they want convenience n good retails down stairs might as well buy mainplace

Went to the sales gallery at SkyPark. It's across the highway from the Main Place (if you drive past One City towards USJ with Main Place on your right, you'll see the piece of land behind an orange big signage. There will be a link bridge to the USJ21 LRT station.
It's part of an integrated development (a bit like W City). Newer phases will have some retail.

Room sizes range from 923 to 1042 sqft.

They say that now is pre-registration to get priority for unit selection, so if interested, best to drop by the gallery to do so.

The MCT guy told me that there's 3 sizes
923 sf 3R from 671psf
1028 sf 3R from 690 psf

Looking at this plot of land, the developer previously launched a project dubbed REO Suites, however the project was cancelled. And now that they've renamed it Alora Residence, I'm not sure they'll ever develop this plot of land. Hopefully, they'll take it seriously this time.

I still have plenty of doubts for this location

Those wanting subang will not go for this

Only those not staying in subang will feel this is a deal

Walkable to LRT not really a strength

Just see mainplace n u will know

It appears to be the furthest end of usj where young ppl like to stay at

Better go for centre subang than this unless this is super super cheap

From here take lrt to klcc also 1 hour

Integrated yes but can it be successful?

Another dead one city 2 incoming?

Lots of doubts

Unless it can be fully occupied and tenants all spend within this area

The location also smack in a gridlock area

Check out usj19 residences as well and having shops,hypermakert downstairs

Its even closer to lrt

So this location kind of weird and out of place

As a resident of Putra Heights I have to say that this location is not bad at all.
With the interchange before LDP coming from USJ side, we're completely free from getting stuck in LDP Puchong traffic everyday after 4pm.
Going home is a breeze from Shah Alam/USJ comparing to those coming/going back towards Puchong.
So far I'm enjoying so much the serenity and convenience around this location, do hope SD Serasi won't bring in too much traffic.
LRT Subang Alam and Putra Heights are equally close from where I live.
When taking LRT my friends were indeed jealous about not having to choose SP or KJ line.

Within this locality there is ready population catchment to spend $$ but lack of businesses and retails.
Whether successful or not, it all depends on how the developer is gonna make access to the site and who is the retail operating team.
Retail in OneCity isn't successful, however across from it Mainplace is doing good business with the right mix of tenants (not forgetting that it used to be abandoned).
Lunch and dinner time are always busy even on weekdays.

In fact this is more like a township project, in total of 13.36 acres and divided into 4 phases which includes serviced apartment, commercial space, signature retail and a pet friendly park too.

The park is not on the facility podium ya, its quite similar concept like desa parkcity.

Haha everyone is trying to be the nxt DPC.

Is there any infrastructure upgrade in term of road to the site?

No offence the current entrance to site is quite confusing for ppl who never been to that part of SJ.

Not that i know of at the moment, basically you can reach the project via ELITE highway, LDP Highway, Persiaran Kewajipan or Shah Alam Industrial Area.

Agreed, from the narrow tadpole shape area, seems not much space for a park in the common area. Could not find any more specific pic of the master plan, has anyone come across a more visually detailed view?

only got park on facility podium

layout is interesting tho

Smart, you can see the other view (away from the highway) in the video (see timepoint 0.43).
I think they mean that space behind the blocks of highrise, but that's not really much in size. Miniature DPC park or is it a garden?

yeah probably a "garden" not a proper park but we'll see how we can squeeze in a park after minus 4 blocks for 13 ACRES

Already been there, didn't remember see a park really standing out. Maybe I was looking at the scale model from the ShahAlam-Puchong highway side.

Correct me if im wrong but its the temple where racial riots happened a few years ago? I think it was all over the newspapers cause a fireman died. There's a wikipedia article on it. Looks like its settled amicably? confused.gif

yes there was a temple and usually park full when theres prayers

moved adi? I dont see anymore cars park roadside the temple adi

but with this project already in the green light and I see lorries in the site, high chance temple also wont be there

Temple is still there, actually the reason for the project being delayed is in part due to the temple lawsuit issues, which was just concluded recently.
In the end, MCT transferred the temple part of the land to the selangor government on their own without continue the legal case.

MCT has been very aggressive with their construction if you follow their new projects recently, construction in site actually started even before the first SPAs is signed.
Judging from Aaron212's comment that lorries is already there, this seems to be the same trend as well for Alora, with construction works happening ahead of official SPA signings.

You can check their recently launched projects like Sanderling and Casa Embun, despite being officially launched 6 months ago, Casa Embun construction have already reached the 1st floors of the tower already... usually, other developers will only begin land clearing/foundation works after a sufficient amount of SPAs is signed.

That's interesting. I have no doubt on the strength of MCT cause their shareholders, Ayala are super big. Just scared of legal issues if the temple issue is not settled..

Indian prayers is not frequent and normally it's on evening unless it's morning prayers.

There is no 2R2B layout for Alora ya, minimum is 3 bedrooms, unless you are fine with the 568sqft 1R1B. Maintenance fees is RM0.35psf inclusive of sinking fund. Covered walkway to LRT still pending approval.

the sizes of the unit are 1024 sf (4 rooms 2 Bathroom), 1028sf (3 rooms 2 bathroom) , 923sf (3 rooms 2 bathroom) and all come with partial furnished.

From the scale model it seems the entrance is facing the other side (light industry) so less congested? The track probably will be part of the ToD emphasis, and it's less noisy than LRT, they'll likely even want to feature that.
No idea on the neighbour triangle, maybe not to have units facing that side, or have high fence.

For the SAMM units..it’s quite near to the shell station based on my obersvation from the scale model shared by Pooh boss.

Actually, the straightforward facts you posted, you should do a bit of homework to verify it, so that your comment adds value to the readers.

1. There's always a non-toll road available, if you want to take it. I go to One City on and off, and have always make decision to pay toll or not by checking GMap for the time saved.
1.1 Walking distance, certainly, it's around 500m max, google map draw distance is actually around 400m
2. How failed is One City? The office component is good, the retail component is picking up again with a new rooftop restaurant just opened. Is OneCity a big success, no. But it's certainly not a failure. Roughly from what I can see it's easily at 70% occupancy rate. Again, I've been to One City on and off personally.
3. Not much comment for Main Place as I seldom goes there, but for Alora stayers, you have two major retail next to you, One City and Main Place, plenty of FnB and two groceries (Main place, Jaya Grocer high end, NSK mass market)
4. The real con would be the noise, this actually is due to those rempit/cars who customize their exhaust, by law, for vehicles that's standard kit, don't really contribute to noise pollution. Spoken from experience of living next highway also. Also, if the windows fittings are done correctly, it is a major help. I've friend staying in United Point Residence who's also next to highway, and the noise level is acceptable.
5. Not much comment here as I'm not familiar with the other projects but walking distance to proper putra line LRT has always been a good selling point.

Im surprised anyone would want to buy this property. The entrance is right middle of the bottleneck between subang, Puchong and hicom. Better go recce during weekday rush hour.

Sorry to necro this post

If you’re talking about Tropika Paradise then I can answer your question as I have a unit there

It’s an aged condo no doubt, but the management and the residents there are quite strong in their community sense

If I’m not mistaken their saving up to repaint as well

There’s also EV chargers there now

So even though it may not seem happening, it is quite a nice place for people

Pretty obvious the writer do not know where Main Place is. Plenty of eateries in the retail outlets in there. The shophouses around that area is doing roaring business and it is very near to the LRT station. One of the most famous Dim Sum can be found here.
One City, yes it is a failure as a mall as originally intended. But many of the retail outlets had been converted into offices. The pubs and restaurants on top floor is always crowded especially the Tai restaurant. NSK is downstairs.
As for traffic congestion, I think coming out of USJ junction with Jalan Puchong is more jammed than going into USJ which passes by Alora. At least no fear of flooding on main roads. Alora is accessible by USJ side, Puchong roads as well as Shah Alam side. Worst case scenario, can come in from Puchong highway from Serdang if got flood in Jalan Puchong in front of Aeon.

No, I am not a investor in Alora but I do stay in USJ area.
